Job summary

Gulf Coast Housing Partnership, Inc. is seeking a Property Manager in Louisiana to oversee day-to-day operations and fiscal management of designated communities.

You will ensure strong customer service, monitor market conditions and competitors, and manage rents, budgets, and leasing cycles. Qualifications

• Hands-on work experience managing tax credits sites and affordable housing tenants.
• Career progression in affordable housing with a solid track record.
• Strong knowledge of property maintenance, budget, marketing and asset value.
• Proficiency in OneSite Property Management software.
• COS, LIHTC, and ARM certifications strongly preferred.

Responsibilities

• Collect rents and make daily bank deposits.
• Prepare delinquency reports, cash receipt summaries and accounting reports.
• Achieve or exceed KPI goals such as occupancy and NOI.
• Process invoices daily and advise supervisor of overages.
• Manage petty cash and monthly expense recaps.
• Send late/non-renewal notices and file evictions timely.
• Negotiate supplies/services with vendors for best price/quality.
• Conduct staff training, coaching and disciplinary actions as needed.
• Complete performance reviews as scheduled.
• Maintain cooperative, enthusiastic teamwork and customer satisfaction.
• Keep property office organized and professional.
• Manage lease administration from move-in to move-out.
• Oversee operations/maintenance including buildings and grounds inspections.
• Monitor vendor relationships for cost-efficient services.
• Market and advertise properties to maximize occupancy.
