CAPREIT seeks an Occupancy Specialist to manage leasing for Smallwood Gardens and Palmer Apartments in Saint Charles, Maryland. Focus on regulatory compliance, income certifications, and accurate reporting to support occupancy goals.

Ideal candidates bring 3–5 years leasing experience, familiarity with BOND/HUD/LIHTC programs, a valid driver’s license, and proficiency in RealPage, OneSite or Yardi plus Microsoft Office. Schedule is Monday–Friday with competitive benefits.

Qualifications

• 3 to 5 years of experience in apartment leasing
• Affordable Housing Requirements - BOND/HUD/LIHTC
• A valid driver’s license to operate company vehicle/golf cart
• Experience with specialized property management software (RealPage, OneSite, and/or Yardi), or the ability to learn such software
• A working knowledge of current technologies and Microsoft Office

Responsibilities

• Ensure regulatory compliance with all necessary governing agencies by screening potential residents for eligibility and completing income certifications, re-certifications, move-ins, move-outs, interim and annual re-certifications with high accuracy and timeliness.
