CAPREIT is seeking an Occupancy Specialist for The Simone Apartments in Silver Spring, MD. You will review applications, determine eligibility, complete certifications, and maintain resident files to ensure compliance with affordable housing programs.

Join a team focused on accurate reporting, regulatory adherence, and delivering quality housing opportunities. Strong organizational and customer service skills are essential, with experience using RealPage, OneSite, or Yardi a plus.

Qualifications

• 1 to 3 years of experience in affordable housing, occupancy, compliance, apartment leasing, or a related field.
• LIHTC and affordable housing certifications/recertifications experience required.
• Knowledge of applicable federal, state, and local affordable housing requirements.
• Valid driver's license, if required by the community.
• Experience with property management software (RealPage, OneSite, Yardi) or the ability to learn.
• Working knowledge of Microsoft Office and current technology platforms.
• Strong organizational skills and attention to detail.
• Excellent customer service and communication skills.
• Ability to maintain confidentiality and manage multiple deadlines.

Responsibilities

• Review applications to determine eligibility and complete certifications and recertifications.
• Maintain accurate resident files and ensure documentation is completed on time.
• Manage waitlists, income certifications, and regulatory reporting.
• Conduct file reviews and audits to ensure accuracy and compliance with housing requirements.
• Partner with residents, applicants, staff, and regulatory agencies to guide the certification process.
