Job summary

Beam Living in New York City is seeking an Occupancy Specialist to assist with qualifying applicants in the Affordable Department. The role reports to the Director of Affordable Housing and is based in our NYC office.

You will screen applications, verify income/assets, manage waiting lists, determine eligibility, and ensure compliance with HUD/HPD/Section 8 guidelines while supporting audits and special projects.

Qualifications

• High school diploma or GED required; associate/bachelor preferred.
• 1–3 years of experience in affordable housing property management or administrative work.
• Proficiency in Microsoft Office (Word, Excel).
• Strong verbal communication, attention to detail, and customer service skills.

Responsibilities

• Screen applications and conduct phone interviews.
• Review and verify income and assets documents from the application checklist.
• Maintain, update and purge property waiting lists.
• Review applicant files and determine eligibility.
• Follow HUD, HPD and Section 8 guidelines.
• Assist departments with audits and special projects for Beam portfolio.
