Job summary

POAH Communities is seeking an Occupancy Specialist for Flat 9 at Whittier in Boston. You will support property management tasks, including HUD Section 8 and LIHTC certifications, ensuring compliance and accurate occupancy records.

The role collaborates with the redevelopment team and Boston Housing Authority to maintain a vibrant, affordable housing community. You will work with residents during screening, lease processes, and income computations.

Qualifications

• 2 years’ experience in property management.
• Solid knowledge of HUD rules and LIHTC regulations.
• Ability to work independently with strong customer service.
• Detail-oriented with accurate record-keeping.

Responsibilities

• Oversee regulatory requirements of each property’s funding sources.
• Manage rents collection and move-ins/out in the Yardi System.
• Ensure vendors follow company policy and that they are complying with Federal, State and Local guidelines.
• Comply with work orders through the Yardi software system at each site.
• Demonstrates knowledge, skills and ability necessary to understand occupancy cycle tasks and processes.
• Implement procedures including maintaining waitlists, evaluating eligibility and income, calculating rents and utility allowances.
• Facilitate residents’ interviewing and screening process.
• Understand the lease and grievance procedures.
