Job summary

Vesta Management in the Manchester/Hartford, CT area seeks an experienced Affordable Housing Recertification Specialist to manage annual and interim income recertifications for residents in LIHTC, Section 8/HUD, HOME and other subsidized housing programs.

You will verify income and household composition, prepare notices, review files for accuracy, and coordinate with Property Managers to ensure compliance. COS/TCS certifications preferred; Yardi experience a plus.

Qualifications

• Must have experience with income/asset verification and calculation methods.
• Detail-oriented and highly organized.
• Proficient in Microsoft Office Suite (Excel, Word, Outlook).

Responsibilities

• Process annual, interim, and initial certifications/recertifications per program guidelines (LIHTC, Section 8, HUD Multifamily, HOME).
• Collect, verify, and calculate resident income, assets, and household composition.
• Prepare and distribute recertification notices within required timeframes.
• Review and audit resident files for accuracy and completeness prior to submission.
• Calculate rent and utility allowance adjustments based on verified income.
• Maintain accurate resident files in compliance with program requirements.
• Enter and update resident data in property management/compliance software (Yardi, RealPage, OneSite).
• Communicate with residents regarding required documentation, deadlines, and outcomes.
• Coordinate with Property Managers and Compliance staff to resolve discrepancies.
• Track recertification calendars/deadlines to ensure timely processing and avoid lapses.
• Prepare files for internal audits, state housing agency monitoring visits, and HUD/REAC inspections.
• Stay current on changing regulations and program requirements.
• Assist with move-in certifications and waitlist eligibility screening as needed.
