Job summary

Vivmark Residential is seeking a Maintenance Technician II to join our team in New York. You will diagnose and repair HVAC, electrical, plumbing, and major appliances, turning work orders into smooth, reliable living spaces for residents.

This role requires 2–3 years of maintenance experience, a valid driver’s license, and the ability to participate in an on-call rotation. You will work safely, follow policies, and contribute to keeping our properties in top condition.

Qualifications

• 2–3 years of maintenance experience including HVAC, plumbing, electrical, and general maintenance work.
• Valid driver’s license.
• Ability to accommodate an on-call schedule.
• Ability to communicate with team members and residents.
• Ability to read and understand policies, SDS, and safety documents.
• Knowledge of PPE and safety protocols.
• Basic understanding of emergency systems and paint tools.

Responsibilities

• Diagnoses and repairs HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, painting/wallcovering, water features, and waste management systems.
• Completes assigned service requests and repairs promptly and to standards.
• Ensures vacant apartments are rent-ready in a timely manner and performs turnkey work as required.
• Conducts apartment Preventative Maintenance.
• Assists in painting both interior and exterior surfaces.
• Maintains a safe work environment and reports unsafe conditions per policy.
• Performs hot works including brazing, soldering, and welding.
