Job summary

SEARCH INDEX PTE. LTD. in Singapore seeks a Quantity Surveyor to manage take-offs, tendering, costing and subcontractor procurement. You will monitor costs, negotiate with contractors and handle valuations and final accounts to ensure projects stay within budget.

Candidates with experience in value engineering and cost optimisation will have an added advantage. The role requires strong Excel skills, independence, and the ability to manage multiple projects to meet deadlines.

Qualifications

• Degree or Diploma in Quantity Surveying, Building, Construction Management or related discipline.
• Minimum 3 years of relevant experience in building and construction.
• No experience are welcome to apply; strong skills in take-off, tendering and costing are essential.

Responsibilities

• Take off quantities, source subcontractors and suppliers, and prepare tender submissions.
• Prepare and evaluate price comparisons, bid analyses and costing summaries.
• Monitor project costs and ensure delivery within approved budgets.
• Conduct commercial negotiations with contractors and subcontractors.
• Prepare interim valuations, progress claims and contract variations.
• Update and track claim submissions throughout the project.
• Prepare, review and negotiate final accounts.
• Liaise with management, consultants, contractors and subcontractors on costing and contract matters.
• Identify value engineering opportunities and quantify potential cost savings.
• Ensure commercial and contractual activities comply with building contracts.

Job Scope:

• Take off quantities, source subcontractors and suppliers, and prepare tender submission.

• Control project scope and costs to achieve project objectives.
• Allocate and coordinate work packages with contractors and subcontractors.
• Identify value engineering opportunities and quantify potential cost savings.
• Ensure commercial and contractual activities comply with relevant building contract requirements.
• Perform other quantity surveying and commercial duties as required.

Requirements:

• Degree or Diploma in Quantity Surveying, Building, Construction Management or a related discipline.
• Minimum 3 years of relevant experience in the building and construction industry.

• Strong experience in quantity take-off, tendering, costing and subcontractor procurement.
• Hands-on experience in interim valuations, variations, claims and final accounts.
• Good knowledge of construction contracts and contract administration.
• Strong commercial, negotiation and analytical skills.
• Good communication and interpersonal skills, with the ability to liaise with clients, consultants, contractors and subcontractors.
• Proficient in Microsoft Office, particularly Excel.
• Able to work independently, manage multiple projects and meet deadlines.
• Candidates with experience in value engineering and cost optimisation will have an added advantage.
