Job summary

KNK DESIGN & BUILDER'S PTE. LTD. is seeking an experienced Quantity Surveyor to drive costs on fast-tracked interior fit-out projects in Singapore.

You will prepare cost plans, BOQs, and tender analyses to protect budget and profitability. You’ll liaise with designers, subcontractors, and clients, manage variation orders, and ensure timely payment applications. A diploma/degree in QS or related field and 2+ years of relevant experience are required.

Qualifications

• Diploma or Degree in Quantity Surveying, Construction Management, civil engineering or a related discipline.
• At least 2 years of relevant experience in quantity surveying, A&A, renovation or interior fit-out projects.
• Strong knowledge of costing, tendering, contract administration and project cost control.
• Able to work independently with minimal supervision.
• Good communication, organisation and problem-solving abilities. Proactive, results-driven mindset and teamwork skills.

Responsibilities

• Prepare detailed cost estimates, budget breakdowns, and BOQ from drawings and MEP layouts.
• Conduct material take-offs for fit-out finishes and joinery works.
• Identify long-lead procurement items and factor lead times into cost planning.
• Source, evaluate, and negotiate with subcontractors and suppliers.
• Prepare tender packages, analyse quotations, and conduct bid leveling.
• Draft and execute subcontracts, purchase orders, and supply agreements.
• Conduct site inspections to verify progress and payment applications.
• Monitor material usage and wastage to maintain cost control.
• Identify and price design revisions and client-driven scope changes; submit VOs.

Job description

Primary Objective

-to drive commercial efficiency, precise cost control, and profitability across fast-tracked interior fit-out projects.

-oversee budget preparation, material procurement, subcontract administration, variation pricing, and ensuringhigh-quality architectural finishes and bespoke joinery are delivered within client budget and timeline constraints.

Key Responsibilities

1. Cost Estimation & Pre-Tender Planning

• Prepare detailed cost estimates, budget breakdowns, and bill of quantities (BOQ) from interior design concepts, architectural drawings, and MEP layouts.
• Conduct precise material take-offs for high-value fit-out finishes, custom joinery/carpentry, MEP services, glazing, ceiling, and flooring works.
• Identify long-lead procurement items (e.g., imported stone, bespoke furniture, specialized lighting) and factor lead times into cost planning.

2. Trade Subcontracting & Procurement

• Source, evaluate, and negotiate with specialist interior subcontractors, tradespeople, and material suppliers.
• Prepare tender packages, analyze vendor quotations on a line-item basis, and conduct bid leveling comparisons.
• Draft and execute trade subcontracts, purchase orders, and supply agreements in alignment with main contract conditions.

3. Site Progress & Commercial Administration

• Conduct regular site inspections to verify physical progress against subcontractor monthly payment applications.
• Monitor on-site material usage, wastage, and inventory to maintain strict cost control.

4. Variation Management & Scope Changes

• Identify, measure, and price design revisions, client-driven scope changes, and site condition variations in a fast-paced environment.
• Submit timely variation orders (VOs) to clients/project managers for formal approval prior to execution.
• Negotiate and settle variation accounts with trade contractors and clients.

Requirement

• Diploma or Degree in Quantity Surveying, Construction Management, civil engineering or a related discipline.
• At least 2 years of relevant experience in quantity surveying, A&A, renovation or interior fit-out projects.
• Strong knowledge of costing, tendering, contract administration and project cost control.
• Able to work independently with minimal supervision.

• Resourceful, proactive, and able to maintain good relationships with subcontractors.
• Ability to work under tight deadlines and manage multipletenders simultaneously
