YY CIRCLE (SG) PRIVATE LIMITED is seeking a Property Manager to oversee a diverse portfolio, ensuring smooth operations, tenant satisfaction, and financial performance. The role leads a team, collaborates with stakeholders, and drives asset enhancement with regulatory compliance.

You will manage daily operations, budgets, capital improvements, and strategic initiatives to grow property value and efficiency across residential, commercial, industrial, or mixed-use properties.

Qualificações

• Degree or diploma in Building/Real Estate Management with relevant property experience.
• Minimum 6 years in property management including at least 3 years in a managerial role.
• Experience in MCST work and knowledge of BMSMA highly preferred.

Responsabilidades

• Heads a Property Management Sub Team.
• Manage Daily Operations, Maintenance, and performance of a property portfolio (residential, commercial, industrial).
• Oversees market vacancies, tenant selection, lease negotiations, renewals, and complex tenant issues.
• Source business for the company through client contact, networking, and promotion of services.
• Undertake training and development of team members and promote career progression.
• Provide leadership and guidance on property management procedures to all team members.
• Liaise with building owners on performance, including tenant and client surveys.
• Prepare agendas, record minutes, convene and attend Council/AGM meetings.
• Develop budgets, forecasts, monitor expenses, and report financial performance to stakeholders.
• Plan and execute capital improvements, renovations, and maintenance to boost asset value.
• Ensure adherence to regulations and safety/emergency procedures.
• Implement strategic plans for property growth, efficiency, and sustainability initiatives.

Job Summary

The Property Manager is responsible for overseeing the full spectrum of property and facilities management operations across a property portfolio (residential, commercial, industrial, or mixed-use). The role ensures smooth building operations, tenant satisfaction, financial performance, and continuous asset enhancement. This position leads a team of property professionals and works closely with stakeholders, service vendors, and management to uphold operational excellence and regulatory compliance.

General Summary of Responsibilities:

• Heads a Property Management Sub Team.
• Manage Daily Operations, Maintenance, and performance of a property portfolio (residential, commercial, industrial), ensuring smooth functioning.
• Oversees Market vacancies, tenant selection, lease negotiations, renewals, and resolving complex tenants issues.
• Source business for the company / division generally by client contact, networking as well as general promotion of company's services.
• Undertake training and development of the people within the Team and promote an on-going career path for them within company.
• Provide leadership, managerial direction and personal encouragement to all employees within the Team, including guidance on all property management procedures.
• Liaise with existing building owners on property management performance, including the use of tenant and client surveys.
• Prepare agendas, minutes recording and convene and attend all Council meetings and Annual General Meetings
• Develop budgets, forecasts, monitor expenses, and report financial performance to stakeholders/owners
• Plan and execute capital improvements, renovations, and maintenance to boost asset value
• Ensure adherence to regulations, industry standards, and establish safety/emergency procedures.
• Implement strategic plans for property growth, efficiency, and sustainability initiatives.

Requirements

• Degree / Diploma in Building/ Real Estate Management or other related discipline with minimum 6 years of property management experience; inclusive of at least 3 years in a managerial role
• Experience in MCST work and knowledge of BMSMA is a must.
• Matured and independent with the ability to lead team
• Strong negotiation, communication and leadership skill
• Diligent, well organised and committed to excellence
