Job summary

Jones Lang LaSalle Incorporated is seeking a Maintenance Coordinator to on-site manage the Singapore premises. You will respond to tenants for maintenance requests, coordinate site investigations, and issue work orders to term contractors.

The role requires monitoring progress, ensuring quality and safety standards, and maintaining the property in a tenantable state. You will also oversee warranties, perform regular inspections, coordinate with contractors and agencies, and handle feedback.

Responsibilities

• Respond to tenants' maintenance requests within the timeframes: 3 days normal, 1 day urgent, same day for immediate.
• Prepare takes off with photos after site investigation and submit for work orders by the manager.
• Monitor repair progress to ensure contractors complete within 2 weeks for normal requests or 1 day for immediate.
• Confirm repairs meet specifications and procedures.
• Monitor contractor performance closely.
• Maintain vacant premises to a clean, marketable and tenantable state.
• Set up filing and maintenance system for the Site, including schedules.
• Plan and execute routine preventive maintenance and improvement works.
• Administer all warranties for Site equipment, fittings and fixtures.
• Carry out regular site inspections to ensure cleanliness and compliance.
• Supervise repairs by contractors to ensure proper execution.
• Liaise with contractors and specialists to monitor work and follow up on feedback.
• Coordinate with agencies to resolve issues at the premises and handle tenant/agency feedback.
