Job summary

Suntec Real Estate Services Management is seeking an Executive in Retail Operations to oversee mall daily operations, maintenance, safety, and budget adherence. The role involves coordinating with multiple stakeholders, enforcing strata by-laws, and ensuring effective tenancy management across Suntec assets.

The ideal candidate will have a Diploma/Degree in Building or Estate Management with at least 1 year in retail management, strong interpersonal skills, and proficiency in MS Office.

Qualifications

• Diploma or degree in Building, Facilities, Estate Management, M&E or equivalent.
• Minimum 1 year of experience in Retail Management.
• Good interpersonal and communication skills to achieve excellent relationships with team members, tenants and service providers.
• Possess initiative and a positive working attitude.
• Experienced in MCST buildings and familiar with BMSMA provisions.

Responsibilities

• Maintenance and Operations: daily operations and maintenance strategy of the mall to keep facilities in immaculate condition.
• Safety and Compliance: ensure compliance with authority regulations, safety standards, and conduct regular safety inspections.
• Budget Management: manage facilities budget and recovery of utilities arrears to control exposure.
• MCST Management: manage stakeholders and enforce by-laws to safeguard MCST interests.
• Term Contract management: oversee term contracts and renewals for vendor performance.

Executive, Retail Operations

As a member of the Retail Operations Team, the candidate needs to possess strong interpersonal skills and work with people of all levels. The candidate will be responsible for the area assigned of the retail operation department.

Applying technical building skills as well as tenancy management procedures. Settlement of disputes and claims from various stakeholders and incident management are to be equipped with the candidate.

As the city is multi-strata owned, the candidate needs to be conversant in BMSMA to be able to manage different property owners and stakeholders. The candidate needs to be conversant in the by-laws of the MCST to execute and handle issues relating to Strata management matters.

Main Duties & Responsibilities

Maintenance and Operations:

• Execute daily operations and maintenance strategy of the mall, ensuring all facilities are in immaculate condition.
• Conduct daily and cyclical maintenance for the upkeep of the mall, ensuring a safe and conducive mall environment for all stakeholders.
• Monitor and execute preventive maintenance programs to eradicate downtime and extend the lifespan of equipment and infrastructure to legendary proportions.

Safety and Compliance:

• Ensure vendors comply with all authority regulations, including health and safety standards for the MCST.
• Conduct regular safety inspections and audits to identify and obliterate potential hazards to ensure MCST maintains impeccable authority compliance.
• Execute emergency response plans and procedures with unmatched efficiency.

Budget Management:

• Execute facilities budget, ensuring cost-effective use of resources and checks.
• Execute duties for recovery of utilities arrears of tenants to control exposure by the MCST.
• Adhere to ESG to achieve Environment and energy targets set by the corporation.
• Built excellent rapport with tenants through daily engagements and feedback.
• Ensure tenancy fitout are conducted in accordance with approved fitout plan and authority requirement.

MCST Management:

• To manage different stakeholders of MCST and enforce necessary by-laws to safeguard interest of the MCST.
• Assist in conducting of necessary EOGMs, AGMs and package for Annual General Meetings and ensure the success of the event.
• Execute of License Agreement between stakeholders and MCST to safeguard the interest of MCST.

Term Contract management:

• Management of Term contracts and renewals to ensure delivery and consistent performance of Term vendors and building positive rapport for work efficiency.

Job Requirements

• Diploma or Degree in Building, Facilities, Estate Management, M&E or equivalent.
• Minimum 1 year of experience in Retail Management.
• Good interpersonal and communication skills to achieve excellent relationships with team members, tenants and service providers.
• Possess initiative and a positive working attitude.
• Experienced in MCST (Management Corporation Strata Title) buildings and familiar with BMSMA (Building Maintenance and Strata Management ACT)
• Willing to work beyond standard operating hours, when required
• Strong verbal and written communication skills.
