We are seeking Building Officers to join our Building Operations team. The incumbent will be working in a team to work alongside teams of service providers and engineering to ensure high level quality standards are adhered to, achieving a world class environment for tenants/business.
Job responsibilities:
1. Daily Building Operations
- Perform routine daily inspections around the building and surrounding areas to check for building defects, safety issues and non compliance of building regulation and house rules
- Plan and schedule preventive maintenance and identify and propose necessary repair, maintenance and improvement works
- Supervise and inspect work of the service providers that provides maintenance or repair services.
- Update maintenance records in Yardi Elevate (FM) system, stock inventory, and request quotations for minor works
- Attend to tenants’ requests, feedback and closing the loop with them
- Monitor tenancy fitting-out and building improvement works and carry out daily inspection of tenant’s premises during fitting out works
- Generate inspection work orders for the service providers to carry out the work
- Ensure that the isolation of fire alarm/hot work is properly carry out by the service providers
- Response/operate the fire alarm system in Fire Command Centre (FCC)
- Must be physically and medically fit to attend to fire emergencies
- Donning firefighting personal protection equipment and climbing staircases to fire floor is a must
- To oversee and supervise the security officers in the manning and controls of the drop-off point and all security deployment plans
- To monitor and work closely with external façade cleaning vendor regarding gondola or BMU system. Need to climb via a cat ladder (above 3 m) at the roof top for routine inspection
- Lead and conduct regular joint inspections with cleaning service provider and oversee the work activities of housekeeping personnel
- Report cleaning deficiency and track its closure
- Conduct frequent daily checks on all critical and common areas of the building and liaise closely with the cleaning service provider
2. Housekeeping / Cleaning Services

3. Security System Services
- In charge of daily operations in the FCC and monitor daily attendance of security officers
- Ensure that security officers carry out duties according to Standard Operating Procedures (SOP)
- Monitor CCTV and card access system and report any incidents or fault immediately
- Attend and manage any emergency situations on site like fire alarms and bomb threats etc
- Organise and assist fire safety managers in fire drills and safety inspections
- Conducts periodic checks for security and safety related equipment such as fire alarms, extinguishers and CCTV etc
- Ability to assist tenants with access cards programming and troubleshoot any technical problem encountered by the tenants
4. Carpark Operations
- Conduct daily check of carpark system and monitor manual raising of carpark barrier
- Ensure that the car park system is functioning well
- Updates the season car park holder on the monthly basis
5. Landscaping and Pest Control
- Daily inspection of landscaped areas and supervise the landscaping service provider in carrying out pest control measures
- To carry out the pest control inspection personally on the need basis
- Conduct daily inspections of all drainage systems, toilets and pantry area
Job Requirements:
- NITEC and above or relevant studies.
- Building operations in commercial buildings will be an added advantage.
- Team oriented and good interpersonal skills.
- Able to perform 12 hours shift and standby duties.
