Responsibility
Building Maintenance
- Conduct routine inspections of building facilities and equipment, including Lighting, ACMV systems, Public Address (PA) systems, Fire Protection Systems, Emergency Door Alarm Systems, Plumbing & Sanitary Systems, and other building services.
- Liaise with vendors on work schedules, site access, and job completion status.
- Prepare daily/weekly reports, update, checklists and maintain records (eg inspections and work progress) using CMMS.
- Learn and support emergency procedures (fire evacuation, incident response). Participate in drills exercises.
- Create a system to compile and keep track of regulatory requirements, (eg PSI, PFI, Fire certificate, Lifts PTO).
- Monitor and coordinate preventive and corrective maintenance works.
- Report and follow up on building defects and repair activities.
- Assist in managing contractors and service providers.
- Maintain maintenance records, checklists, and reports.
- Perform any other duties assigned by the Facilities Engineer (Building).
Janitorial Services
- Conduct regular inspections of offices, common areas, toilets, and external surroundings.
- Ensure cleaning standards and schedules are followed.
- Monitor cleaning contractors’ performance and service quality.
- Report and follow up on housekeeping-related issues.
Landscaping & Pest Control
- Conduct routine inspections of landscape areas, greenery, and irrigation systems.
- Monitor contractor performance for gardening and landscaping works.
- Report unhealthy plants, overgrown vegetation, and irrigation issues.
- Ensure landscape areas are maintained in a clean and presentable condition.
- Coordinate scheduled pest control treatments and inspections.
- Monitor pest activity and maintain pest sighting records.
- Follow up on corrective actions with pest control contractors.
- Ensure compliance with hygiene and pest management requirements.
Projects
- Support ongoing facilities projects and ad-hoc activities, including building improvement works, security system installations/upgrades, Alteration & Addition (A&A) works, and other facility enhancement projects.
- Coordinate with vendors and contractors on project schedules, site access, work progress, and completion status.
- Monitor project progress and assist in preparing project status reports, including updates on schedules, work progress, issues, and completion records.
- Assist in site inspections, testing, commissioning, and handover of completed works.
Maintain project-related records, drawings, manuals, and documentation.
Safety & Security
- Ensure all the contractors are in compliance with workplace safety regulations and company policies during the work within premises. (e.g-PPE, Permit To Work (Fire impairment/LSS/Hot work/ working at height).
- Conduct routine site inspections to ensure safe work practices are maintained at all times.
- Monitor and inspect security systems, including CCTV, card access systems, alarms, vehicle gates, and barriers, to ensure proper operation.
- Review CCTV checklists and system status, and report abnormalities or faults promptly.
- Report and follow up on security incidents, equipment failures, and access-related issues.
- Coordinate with security personnel and vendors for corrective actions.
- Support security audits, investigations, and emergency response activities.
Research and recommend Best Known Methods (BKM) and industry best practices to improve security operations.
Requirements:
Educational Qualifications :
Diploma, NITEC, or Higher NITEC in Facilities Management, Mechanical Engineering, Electrical Engineering, Building Services, or related.
Relevant Experience :
2 years (minimum) of relevant experience in facilities management, building maintenance, or physical security operations for non fresh graduate

Technical / Job Knowledge :
- Basic knowledge of building services systems, including HVAC/ACMV, electrical, plumbing and sanitary, fire protection, and utility systems.
- Basic understanding of physical security systems, including CCTV, access control, intrusion alarms, and visitor management systems.
- Familiarity with Workplace Safety and Health (WSH) regulations, statutory requirements, and Permit-to-Work (PTW) systems.
- Knowledge of preventive maintenance concepts and facilities management practices.
- Familiarity with soft services, including janitorial services, waste management, pest control, and landscaping.
- Knowledge of Microsoft Office applications and familiar with Computerized Maintenance Management Systems (CMMS).
