Qualifications

  • Diploma or Degree in Facilities Management or related discipline.
  • At least 5 years of relevant facilities, building or property-management experience.
  • Experience managing commercial, industrial, retail or mixed-use premises is preferred.
  • Proven experience in tenant management and handling tenant-related concerns.
  • Practical experience implementing energy-saving or sustainability initiatives is highly preferred.

Responsibilities

  • Oversee daily operation and maintenance of the building, facilities and common areas.
  • Ensure all mechanical, electrical, plumbing, air-conditioning, fire-protection and building systems remain operational and well maintained.
  • Develop and implement preventive and corrective maintenance programmes.
  • Conduct regular inspections to identify defects, safety risks and maintenance requirements.
  • Respond promptly to breakdowns, emergencies and operational issues.
  • Coordinate renovation, upgrading, repair and improvement projects.
  • Maintain accurate records of inspections, servicing, repairs, warranties and statutory certificates.
  • Monitor energy consumption and pursue efficiency improvements.
  • Promote environmentally responsible practices among tenants, employees and contractors.
  • Support green-building certifications and sustainability programmes where applicable.

Job description

We are seeking an experienced and hands-on Facilities Manager to oversee the maintenance, safety, efficiency and daily operations of our building, central kitchen and facilities.

The successful candidate will manage tenants, contractors, maintenance programmes and energy-saving initiatives. This role requires strong technical knowledge, problem-solving skills and the ability to maintain positive relationships with tenants and internal stakeholders.

Key Responsibilities
Facilities Management
  • Oversee the daily operation and maintenance of the building, facilities and common areas.
  • Ensure all mechanical, electrical, plumbing, air-conditioning, fire-protection and building systems remain operational and well maintained.
  • Develop and implement preventive and corrective maintenance programmes.
  • Conduct regular inspections to identify defects, safety risks and maintenance requirements.
  • Respond promptly to breakdowns, emergencies and operational issues.
  • Coordinate renovation, upgrading, repair and improvement projects.
  • Maintain accurate records of inspections, servicing, repairs, warranties and statutory certificates.
Energy Management and Sustainability
  • Monitor electricity, water and utility consumption across the premises.
  • Analyse consumption patterns and identify opportunities to reduce energy usage and operating costs.
  • Develop and implement energy-saving initiatives, such as lighting upgrades, air-conditioning optimisation and equipment efficiency improvements.
  • Track energy-saving results and prepare regular utility and sustainability reports.
  • Evaluate energy-efficient equipment and technologies based on cost, performance and return on investment.
  • Promote environmentally responsible practices among tenants, employees and contractors.
  • Support green-building certifications and sustainability programmes where applicable.
Tenant Management
  • Serve as the main point of contact for tenants regarding facilities, maintenance and building-related matters.
  • Build and maintain positive working relationships with tenants.
  • Attend to tenant feedback, complaints and service requests promptly and professionally.
  • Coordinate tenant move-ins, move-outs, renovation works and reinstatement requirements.
  • Review tenants’ renovation plans and ensure compliance with building guidelines and statutory requirements.
  • Conduct joint inspections with tenants and follow up on outstanding defects or corrective actions.
  • Communicate building notices, maintenance schedules, shutdowns and emergency procedures clearly.
  • Monitor tenants’ compliance with tenancy conditions and building rules.
  • Assist management with tenancy administration, documentation and coordination where required.
Contractor and Vendor Management
  • Source, evaluate and manage contractors and service providers.
  • Obtain and evaluate quotations for maintenance works and facility projects.
  • Monitor contractors’ work quality, safety practices, response time and service standards.
  • Ensure contractors complete work according to the agreed scope, schedule and budget.
  • Review service agreements and recommend contract renewals or replacements.
  • Verify completed works and supporting documents before approving invoices.
Safety, Security and Compliance
  • Ensure the premises comply with applicable building, fire-safety, workplace-safety and environmental requirements.
  • Coordinate statutory inspections, licence renewals and regulatory submissions.
  • Maintain emergency-response, evacuation and business-continuity procedures.
  • Conduct risk assessments and support safety drills and emergency exercises.
  • Investigate facility-related incidents and implement corrective and preventive actions.
  • Work closely with security personnel to maintain a safe and secure environment.
Budgeting and Reporting
  • Prepare and manage the annual facilities operating and capital-expenditure budgets.
  • Monitor maintenance, utility and project expenses against approved budgets.
  • Identify cost-saving opportunities without compromising safety or service quality.
  • Prepare regular reports on maintenance performance, tenant matters, energy consumption, incidents and project progress.
  • Provide recommendations to management on facility upgrades and long-term asset planning.
Job Requirements
  • Diploma or Degree in Facilities Management, Building Services, Engineering, Property Management or a related discipline.
  • At least 5 years of relevant facilities, building or property-management experience.
  • Experience managing commercial, industrial, retail or mixed-use premises is preferred.
  • Proven experience in tenant management and handling tenant-related concerns.
  • Practical experience implementing energy-saving or sustainability initiatives is highly preferred.
  • Good understanding of mechanical, electrical, air-conditioning, plumbing and fire-protection systems.
  • Familiarity with Singapore’s building, fire-safety and workplace-safety requirements.
  • Strong contractor-management, budgeting and project-coordination skills.
  • Good communication, negotiation and stakeholder-management abilities.
  • Resourceful, hands-on and able to respond effectively to emergencies.
  • Able to work independently and manage multiple priorities.
  • Willing to respond to urgent facility matters outside normal working hours when required.

  • Certified Singapore Certified Energy Manager (SCEM).
