Job summary

SMM PTE. LTD. is seeking a Facilities Management professional to maintain our base and support FM tasks. The role involves ensuring timely maintenance to meet KPIs and SLA, managing building, mechanical and electrical works, and coordinating with partners and technicians.

You will supervise subcontractors, issue work orders, perform audits, and use the FM system for reporting, costing, and inspections. Strong MS Office and security awareness are required.

Qualifications

• Diploma/Higher/NITEC in Building-related field (Building/FM/Mechanical/Electrical).
• Experience in construction and building maintenance is an advantage.
• Proficient in Microsoft Office (Excel, Word, PowerPoint).
• Good computer literacy/knowledge.
• Pro-active attitude, independent and responsible with little supervision.
• Security awareness as site is in a high security area.

Responsibilities

• Work as part of the Facilities Management team in maintaining the base/facility and support any facilities management tasks.
• Ensure prompt maintenance of systems to meet KPIs and SLA.
• Manage facility maintenance works including building, mechanical and electrical works, environmental cleaning, horticultural and landscaping.
• Manage strategic partners / sub-contractors / technicians; issue works orders, assess performance, audits and inspections.
• Coordinate all work requests and work orders submitted by clients, consolidating documents.
• Liaise with internal/external parties to ensure interfaces and programmes are achieved; use FM system for maintenance, costing, certification, reporting.
• Provide costing for works using Fixed Schedule of Rates and quotations.
• Check sub-contractors’ costings and conduct building inspections; attend Emergency Call-outs after hours.

Job description

Responsibilities

• Work as part of the Facilities Management team in maintaining the base/facility and support any facilities management tasks as required.
• Ensure prompt maintenance of the systems in meeting the Key Performance Indicators (KPIs) and Service Level Agreement (SLA).
• Manage the facility maintenance works, including building works, mechanical and electrical works, environmental cleaning, horticultural and landscaping works.
• Manage strategic partners / sub-contractors / technicians in the conduct of maintenance works (eg. issuing works orders, assessing work performance, conducting audits and inspections).
• Coordinate all work requests and work order submitted by clients, consolidating all relevant documents.
• Liaise with various internal and external parties to ensure that interfaces and works programme are achieved. Use of Computerised FM system for Preventive and Corrective maintenance, Costing, - Certification of Works, Updating and submission of reports, etc.
• Provide costing for works using Fixed Schedule of Rates and quotations.
• Check sub-contractors’ costings for works.
• Conduct building inspections and audits. Attend to Emergency Call-outs after office hours and on standby duty.

Requirements
