Job summary

Heritage Fit-Out Hotel Conversion in Riyadh seeks a Technical Manager to lead the technical delivery of a major fit-out project, converting a historic building into a boutique hotel. The role requires extensive experience in high-end heritage refurbishment and coordinating between new construction and restoration works.

You will steer design coordination across architectural, structural, MEP and interior packages, review drawings and submissions, and protect the building’s heritage character

Qualifications

• Bachelor's degree in architecture, Civil Engineering, Interior Design, Construction Management, or related discipline.
• 10–15 years of experience in technical management, design coordination, or project delivery within major fit-out projects.
• Proven experience in heritage refurbishment, historical building conversion, luxury hospitality, or boutique hotel projects.
• Strong knowledge of fit-out detailing, finishes, joinery, MEP coordination, authority requirements, and hotel operational standards.
• Experience coordinating specialist restoration works, façade retention, structural interventions, and sensitive heritage finishes is highly desirable.
• Strong leadership, coordination, communication, problem-solving, and document control skills.

Responsibilities

• Lead the technical coordination of architectural, structural, MEP, interior design, specialist heritage, and fit-out packages.
• Review drawings, specifications, design submissions, shop drawings, material submittals, samples, mock-ups and technical documentation.
• Coordinate design development between client, consultants, specialists, subcontractors, suppliers and site teams.
• Ensure technical solutions protect heritage while meeting hotel operational, fire-life safety, and modern building requirements.
• Manage interfaces between existing structures, new construction, MEP, finishes, joinery, FF&E and restoration elements.
• Support procurement by reviewing technical proposals, long-lead materials, subcontractor submissions and alternative solutions.
• Resolve site technical issues, RFIs, design clashes, buildability concerns and coordination conflicts.
• Support testing, commissioning, snagging, handover documentation, as-built drawings and project close-out.
