Job summary

Abunayyan Holding is seeking an experienced Quantity Surveyor to lead cost control on diverse landscape and construction projects. You will prepare BOQs, interim valuations, and cost reports, and you will certify subcontractor payments and final accounts.

You will track costs against the approved budget, document variations, and ensure compliant cost management and audit-ready records in the Kingdom of Saudi Arabia.

Qualifications

• Minimum 5 years of Quantity Surveying experience in the construction sector.
• Interim valuation experience.
• Variation assessment experience.
• Final account preparation experience.
• Cost monitoring and reporting experience.
• Subcontractor valuation and certification experience.
• Bachelor's degree in Quantity Surveying, Civil Engineering, or a related field.
• Membership of the Royal Institution of Chartered Surveyors (RICS) preferred.
• Registration with the Saudi Council of Engineers (SCE) required where the postholder practices under the title of Engineer in the Kingdom.

Responsibilities

• Prepare Bills of Quantities (BOQs), take-offs, and quantity measurements for assigned projects.
• Prepare interim payment applications and progress certificates within the contractual timeline.
• Measure executed works against approved drawings and contract documents.
• Reconcile measured quantities with site records before submission.
• Review subcontractor valuations against executed and measured works.
• Certify subcontractor payments and release them to Finance.
• Reconcile subcontractor accounts against subcontract quantities and rates.
• Track project costs against the approved budget and prepare cost reports.
• Prepare the Cost to Complete (CTC) forecast and update it against the actual cost position.
• Identify and flag cost variances and recommend corrective actions to the project team.
• Identify and document project variations as they arise.
• Measure and value variations and prepare cost assessments.
• Submit variation assessments for approval within the contractual period.
• Prepare and negotiate final accounts with the client.
• Compile as-built quantities and supporting documentation.
• Maintain complete measurement, valuation, and cost records for audit purposes.
