Job summary

Confidential Construction seeks a Senior/Lead Project Director to oversee end-to-end delivery of luxury 5-star hotel developments in the Riyadh region. You will coordinate design, procurement, construction, testing, commissioning and handover, ensuring premium finishes, MEP integration and strict adherence to safety and budget.

Qualifications

• Bachelor's degree in Civil/Architectural Engineering or related field.
• 18+ years in construction with at least 8 years in luxury hotel/hospitality projects.
• Experience delivering internationally branded hotels or GCC mega projects is highly desirable.

Responsibilities

• Lead end-to-end delivery of luxury 5-star hotel projects within budget, schedule, quality and safety.
• Coordinate design coordination, procurement, construction, testing, commissioning and handover.
• Manage schedules, cost control, productivity, risk management and resource allocation with corrective actions.
• Ensure compliance with contract requirements, local regulations, HSE, quality standards and brand specs.
• Lead project meetings, prepare executive progress reports and maintain stakeholder relationships.
• Manage variations, claims and change orders; mentor multidisciplinary teams.

Job description

• Lead the end-to-end delivery of luxury 5-star hotel construction projects, ensuring completion within approved budget, schedule, quality, and safety standards.
• Manage all phases of the project, including design coordination, procurement, construction, testing, commissioning, and handover.
• Coordinate with clients, consultants, operators, designers, and subcontractors to ensure project objectives are achieved.
• Oversee the execution of high-end architectural finishes, MEP systems, FF&E, OS&E, and luxury hospitality standards.
• Monitor project schedules, cost control, productivity, risk management, and resource allocation, implementing corrective actions where required.
• Ensure compliance with contract requirements, local regulations, HSE policies, quality standards, and hospitality brand specifications.
• Lead project meetings, prepare executive progress reports, and maintain strong stakeholder relationships.
• Manage commercial and contractual matters, including variations, claims, and change orders.
• Mentor and lead multidisciplinary project teams to achieve successful project delivery.

Requirements:

• Bachelor's degree in Civil/Architect Engineering or a related discipline.
• 18+ years of experience in the construction industry, including at least 8 years managing luxury 5-star hotel or hospitality projects.
• Proven experience delivering high-end hotel projects with leading international or GCC mega contracting companies.
• Strong knowledge of luxury hotel construction, premium finishes, MEP coordination, FF&E integration, project planning, cost control, contracts (FIDIC), and commissioning.
• Excellent leadership, communication, negotiation, and stakeholder management skills.
• PMP certification is preferred.
• Experience delivering internationally branded hotels such as Waldorf Astoria, Four Seasons, Ritz-Carlton, Fairmont, Marriott, Hyatt, Kempinski, or similar luxury hospitality developments is highly desirable.
