Job summary

Qiddiya Investment Company is seeking a Senior Manager - Design to lead the planning, design and development of large-scale residential projects within the Residential Business Unit. The role requires coordinating architecture, interiors, landscape, and engineering disciplines to deliver high-quality design outcomes.

The candidate will drive concept through construction, manage external design consultants, and align design with feasibility, budgets and timelines while supporting value

Qualifications

• Bachelor’s degree in Architecture or related discipline.
• Approximately 10+ years of relevant experience in architecture, design management or real estate development.
• GCC experience is a must.
• Developer/client-side experience strongly preferred, or significant experience with major real estate developers.
• Demonstrable understanding of the real estate development lifecycle and design coordination.

Responsibilities

• Lead and coordinate residential design activities from concept through detailed design and construction.
• Manage external architects, engineers and specialist design consultants.
• Work closely with Development teams on product definition, feasibility, design strategy and development objectives.
• Review design proposals to ensure alignment with residential product requirements, budgets, programme and commercial objectives.
• Monitor design implementation during construction to ensure quality and specifications.
• Coordinate design interfaces across architecture, interiors, landscape, infrastructure and engineering disciplines.
• Support procurement, tendering and contractor engagement where required.
• Identify design risks, resolve coordination issues and ensure timely decision-making.

Qiddiya Investment Company is seeking a Senior Manager - Design to support the planning, design and development of large-scale residential projects within the Residential Business Unit.

The role will manage the design process from early development and concept stages through detailed design and delivery, working closely with development, delivery, commercial and external consultant teams. The ideal candidate will combine strong architectural/design management capability with a good understanding of real estate development, residential product and commercial decision-making.

Key Responsibilities

• * Lead and coordinate residential design activities from concept through detailed design and construction.
• * Manage external architects, engineers and specialist design consultants.
• * Work closely with Development teams on product definition, feasibility, design strategy and development objectives.
• * Review design proposals to ensure alignment with residential product requirements, budgets, programme and commercial objectives.
• * Manage design development through key stage gates, approvals and technical reviews.
• * Coordinate design interfaces across architecture, interiors, landscape, infrastructure and engineering disciplines.
• * Support value engineering and design-to-budget exercises with Development, Commercial and Cost Planning teams.
• * Identify design risks, resolve coordination issues and ensure timely decision-making.
• * Support procurement, tendering and contractor engagement where required.
• * Monitor design implementation during construction to ensure the intended quality and specifications are maintained.

• Strong portfolio demonstrating delivery of multi-residential projects across mid-market to luxury segments.
• Strong design management experience across the full project lifecycle, with the ability to lead a residential precinct independently and coordinate multidisciplinary consultants and key internal stakeholders.
• Bachelor’s degree in Architecture or a related discipline.
• Approximately 10+ years of relevant experience in architecture, design management or real estate development.
• Developer/client-side experience strongly preferred, or significant experience working directly with major real estate developers.
• Demonstrable understanding of the real estate development lifecycle, not only architectural design.
• Experience managing multidisciplinary design consultants and complex stakeholder environments.
• Strong understanding of design coordination, programme, cost and constructability considerations.
