Job summary

Qiddiya Investment Company is seeking a Director – Delivery – Technical to provide technical leadership across the delivery of major residential developments within the Residential Business Unit.

The role will oversee the technical progression of projects from design development and procurement through construction, commissioning and handover, ensuring that design intent is translated into technically robust, buildable and commercially efficient solutions.

Qualifications

• Bachelor’s degree in Engineering, Architecture, Construction Management or a related discipline.
• 15+ years of relevant project and technical delivery experience.
• Experience delivering large-scale residential or mixed-use developments.
• Significant client-side developer or PMC experience, ideally with contractor-side exposure.
• Experience across full project lifecycle from design to handover.
• Strong design management and constructability knowledge.

Responsibilities

• Provide technical leadership across residential projects from design development through construction and handover.
• Lead coordination between Development, Design, Delivery, Commercial, consultants and contractors.
• Review designs for constructability, technical compliance, value engineering and delivery risk.
• Manage technical stage gates, design reviews and resolution of complex multidisciplinary interfaces.
• Oversee architectural, structural, MEP, façade and other key technical interfaces during delivery.
• Monitor programme, cost-plan and technical risks, identifying corrective actions where required.
• Ensure construction quality, specifications and approved design requirements are maintained.
• Oversee testing, commissioning, snagging, defect closure and technical readiness for handover.
• Manage key stakeholder, authority, consultant and contractor relationships.
• Provide technical guidance and leadership to project delivery teams across the residential portfolio.

The role will oversee the technical progression of projects from design development and procurement through construction, commissioning and handover, ensuring that design intent is translated into technically robust, buildable and commercially efficient solutions.

The ideal candidate will combine strong client-side technical and project delivery experience with deep knowledge of residential construction, multidisciplinary design coordination and end-to-end asset delivery.

Key Responsibilities

• Lead coordination between Development, Design, Delivery, Commercial, consultants and contractors.
• Review designs for constructability, technical compliance, value engineering and delivery risk.

• Support procurement strategy, tendering and technical evaluation of contractors and consultants.
• Oversee architectural, structural, MEP, façade and other key technical interfaces during delivery.
• Monitor programme, cost-plan and technical risks, identifying corrective actions where required.
• Ensure construction quality, specifications and approved design requirements are maintained.
• Oversee testing, commissioning, snagging, defect closure and technical readiness for handover.

• Bachelor’s degree in Engineering, Architecture, Construction Management or a related discipline.
• 15+ years of relevant project and technical delivery experience, including significant leadership responsibility.
• Strong experience delivering large-scale residential or mixed-use developments, including apartments, villas and masterplanned communities.
• Significant client-side developer or PMC experience, ideally combined with contractor-side experience.
• Demonstrable experience across the full project lifecycle, from design and procurement through construction, commissioning and handover.
• Strong understanding of design management, constructability, value engineering, procurement and construction delivery.
• Experience managing multidisciplinary consultants, contractors and complex project interfaces.
• GCC experience strongly preferred; Saudi Arabia experience advantageous.
• Strong leadership, commercial awareness and senior stakeholder management capability.
