Job summary

Confidential is seeking a Corporate Commercial Director to provide executive leadership across a portfolio of luxury hospitality projects in Riyadh. You will safeguard commercial performance, profitability and cash flow while guiding governance, strategy and stakeholder engagement at the highest level.

The ideal candidate will have 18–25+ years of experience in major Tier-1 construction, with a track record on complex hospitality or high-end mixed-use projects in Saudi Arabia/GCC.

Qualifications

• 18–25+ years of commercial construction experience.
• Experience leading major hospitality or high-end mixed-use projects in Saudi Arabia/GCC.
• Expert knowledge of FIDIC, claims, variations, EOT, commercial negotiations and dispute management.

Responsibilities

• Set and lead the corporate commercial strategy across the hospitality portfolio.
• Provide executive oversight of project profitability, forecasting, cash flow, commercial risk and final accounts.
• Lead major contract negotiations, FIDIC administration, variations, claims, EOTs, disruption and dispute resolution.
• Establish robust commercial governance, controls, reporting and KPIs.
• Drive commercial strategy for tenders, contract awards and high-value procurement/subcontract packages.
• Protect the company's contractual position and recover legitimate commercial entitlements.
• Manage relationships with developers, government entities, hotel operators, PMCs, consultants and key subcontractors.
• Advise CEO and Board on opportunities, risks and strategic commercial decisions.

Role Overview

The Corporate Commercial Director will provide executive leadership across a portfolio of high-profile luxury hospitality projects in Riyadh, safeguarding commercial performance, contractual position, profitability and cash flow. The role will lead the company's commercial strategy and governance across major projects, while partnering closely with the CEO, Operations, Finance, Procurement, Legal, Project Directors and key clients to drive margin growth, risk mitigation, commercial recovery and sustainable business performance.

Key Responsibilities

• Set and lead the corporate commercial strategy across the hospitality portfolio.
• Provide executive oversight of project profitability, forecasting, cash flow, commercial risk and final accounts.
• Lead major contract negotiations, FIDIC administration, variations, claims, EOTs, disruption and dispute resolution.
• Establish robust commercial governance, controls, reporting and performance KPIs.
• Lead commercial strategy for major tenders, contract awards and high-value procurement/subcontract packages.
• Drive recovery of legitimate commercial entitlements and protect the company's contractual position.
• Manage strategic commercial relationships with developers, government entities, hotel operators, PMCs, consultants and key subcontractors.
• Challenge and support Project Commercial Directors/Managers to ensure consistent commercial discipline and performance.
• Partner with Finance and Operations to optimize margin, working capital, cash collection and project outcomes.
• Lead, develop and retain a high-performing corporate and project commercial organization.
• Act as a senior executive advisor to the CEO and Board on commercial opportunities, risks and strategic decisions.

Candidate Profile

• 18–25+ years of commercial construction experience, including substantial Tier-1 contractor exposure.
• Proven leadership of major, complex hospitality or high-end mixed-use projects in Saudi Arabia/GCC.
• Strong track record managing large project portfolios and high-value contracts.
• Expert knowledge of FIDIC, claims, variations, EOT, commercial negotiations and dispute management.
• Demonstrated ability to improve profitability, cash flow and commercial recovery.
• Exceptional executive presence and stakeholder management capability.
• Experience leading and developing large multidisciplinary commercial teams.
• MRICS / FRICS, MCIOB or equivalent highly desirable.
