Job summary

Cornerstone Global Partners (CGP Group) is seeking a Commercial Manager to lead the client-side commercial function for a major residential development in Riyadh, KSA. You will own cost planning, budgets, procurement strategy, tendering and contractor rate analysis, ensuring value across the project lifecycle.

In this role you will build and lead a growing commercial team, collaborate with project, design and development teams from feasibility through handover, and drive robust commercial

Qualifications

• 10+ years in construction commercial or QS roles.
• Contractor and developer experience strongly preferred.
• Residential mid- or high-rise experience on multi-unit schemes.
• Strong understanding of contractor pricing and rates.
• Experience leading a team.
• Hands-on, adaptable and comfortable in a growing business.
• Excellent communicator.
• KSA experience and Arabic is a plus.

Our client is a fast-growing Riyadh-based real estate developer focused on high-quality residential and mixed-use communities. They have a pipeline of 600+ residential units, with site activity starting early next year. They are now building their core delivery team.

The role

• Lead the commercial function client-side across a major residential programme.
• Own cost planning, budgets, procurement strategy, tendering and contractor rate analysis.
• Manage contracts, variations, valuations and final accounts.
• Build and lead a commercial team as the business scales.
• Work closely with the project, design and development teams from feasibility through to handover.
