Job summary

People Group Arabia seeks an experienced Commercial Manager to join our Riyadh team, supporting the delivery of major residential developments and leading commercial performance across a high-profile programme.

You will manage pre-contract through to delivery and close-out, work with project, cost, procurement and delivery teams, and provide commercial leadership, contract administration and risk mitigation across the project lifecycle in Saudi Arabia.

Qualifications

• Proven experience as a Commercial Manager in construction or real estate.
• Strong residential project experience.
• Knowledge of construction contracts, procurement and commercial risk management.
• Experience managing variations, valuations and final accounts.
• Excellent negotiation and stakeholder management abilities.

Responsibilities

• Manage the commercial performance of residential projects throughout the project lifecycle.
• Lead commercial management activities across procurement, contract administration and project delivery.
• Monitor project costs, budgets, cash flow and financial performance.
• Manage variations, change control, claims and commercial risks.
• Review and assess contractor applications, valuations and payment processes.
• Support procurement and tendering activities, including commercial evaluations and negotiations.
• Prepare and review commercial reports, forecasts and project financial information.
• Manage and administer contracts in accordance with contractual requirements.
• Identify commercial opportunities and risks and develop appropriate mitigation strategies.
• Work closely with contractors, consultants, clients and internal project teams.
• Provide clear commercial advice and recommendations to project leadership.
• Support the development and implementation of commercial strategies and processes.
• Contribute to the successful delivery of major residential developments across the programme.

A leading global consultancy and programme delivery organisation is looking for an experienced Commercial Manager to join its team in Riyadh, Saudi Arabia, supporting the delivery of major residential developments.

This is an excellent opportunity for a commercially driven professional with strong residential construction experience to play a key role in managing commercial performance across a high-profile development programme.

The Role

As Commercial Manager, you will be responsible for managing the commercial aspects of residential projects from pre-contract through to delivery and close-out.

Working closely with the project, cost, procurement and delivery teams, you will provide commercial leadership, protect project value and ensure effective management of contracts, costs and commercial risk.

About You

You will be a commercially focused professional with proven experience working on residential construction and development projects, ideally within a consultancy, client-side or major contractor environment.

You should have:

• Proven experience as a Commercial Manager within the construction or real estate sector
• Strong experience across residential projects
• Good understanding of construction contracts, commercial management and procurement
• Experience managing variations, claims, valuations and final accounts
• Strong cost and financial management skills
• Excellent negotiation and stakeholder management abilities
• Strong analytical and reporting skills
• Ability to work effectively within multidisciplinary project teams
• Relevant degree or professional qualification in Quantity Surveying, Commercial Management, Construction Management or a related discipline
• Professional membership such as RICS would be advantageous
• Previous experience working in Saudi Arabia or the wider Middle East would be beneficial
