AtkinsRéalis Group in Riyadh is seeking a Building Manager to oversee daily operations, maintenance, and safety of a major facility. You will supervise MEP systems, HVAC, electrical, plumbing, and life safety, while coordinating soft services and tenant relations.

You will lead a team of FM engineers and contractors, ensure compliance with Saudi codes, manage budgets and vendor contracts, and deliver high service levels through rigorous reporting and KPI tracking.

Qualifications

• Bachelor’s degree in Facilities Management, Engineering, or related field.
• 8 years of facilities/building management experience (KSA preferred).
• Strong knowledge of building systems and local compliance.
• Familiarity with Saudi building codes and civil defense regulations.
• Proficiency in facility management software and ERP tools.
• Arabic language skills are an advantage.

Responsibilities

• Oversee daily operations and maintenance of building systems (MEP, HVAC, electrical, plumbing, fire alarm, BMS, generators, UPS).
• Ensure preventive and corrective maintenance per schedules and standards.
• Manage soft services (security, housekeeping, landscaping, reception) and tenant relations.
• Coordinate vendor contracts, review reports, approve invoices, monitor SLAs and KPIs.
• Lead FM team, conduct performance reviews, ensure safety and compliance.

This includes overseeing technical operations (MEP systems, HVAC, electrical, plumbing, fire safety), managing soft services (housekeeping, security, landscaping), ensuring health, safety, and compliance, and maintaining strong tenant relationships. The role also involves vendor and contract management, documentation and reporting, and leading a team of facility management professionals to deliver high service standards and operational efficiency.## Your roleOperations & Maintenance* Oversee daily operation and maintenance of MEP systems, civil, FAS and FFS (HVAC, electrical, plumbing, fire alarm, BMS, generators, UPS).* Ensure preventive and corrective maintenance is executed as per approved schedules and standards.* Monitor building performance and troubleshoot recurring issues.* Ensure uninterrupted utility services (power, water, HVAC). Soft Services Management* Oversee housekeeping, cleaning, security, reception, landscaping, pest control, waste management, and façade cleaning services.* Ensure soft services meet approved SOPs, service levels, and hygiene standards.* Conduct routine inspections and audits to maintain cleanliness, safety, and aesthetics of the building.* Coordinate staffing levels, shifts, and coverage for soft services teams.Vendor & Contract Management* Manage FM contractors, service providers, and suppliers.* Review service reports, verify work completion, and approve invoices.* Ensure vendors comply with contractual SLAs and KPIs.* Coordinate AMC contracts for critical equipment. Health, Safety & Compliance* Ensure compliance with HSE policies, civil defense, local authority, and statutory requirements.* Conduct regular safety inspections and risk assessments.* Ensure fire life safety systems are fully operational and tested.* Lead emergency response and incident management. Tenant & Client Management* Act as primary point of contact for tenants/clients regarding facility issues.* Handle complaints, service requests, and escalation professionally.* Conduct regular building inspections with tenants and stakeholders. Documentation & Reporting* Maintain asset registers, O&M manuals, logbooks, and drawings.* Prepare monthly FM reports including KPIs, incidents, and energy consumption.* Ensure proper handover and documentation for new assets or upgrades.
