Key Responsibilities
- Review project specifications, architectural drawings, and MEP (Mechanical, Electrical, Plumbing) designs to draft BMS control schematics, network architecture, and I/O point schedules.
- Select appropriate field devices, controllers, sensors, actuators, valves, and communication gateways based on project needs.
Programming & System Integration:
- Develop, write, and test custom control logic, sequences of operation, and graphical user interfaces (GUIs) for BMS software platforms.
- Integrate third-party equipment and subsystems using standard industry protocols (e.g., BACnet, Modbus, LonWorks, KNX, MQTT).
- Conduct point-to-point checkouts, loop tuning, calibration, and functional performance testing of direct digital control (DDC) systems.
- Diagnose, troubleshoot, and resolve system communication faults, hardware failures, or software logic errors on-site.
- Oversee electrical wiring and installation performed by subcontractors to ensure compliance with design drawings.
- Analyze building operational data to optimize energy usage, identify inefficiencies, and adjust schedules/setpoints.
- Execute routine preventive maintenance, system backups, software updates, and hardware upgrades.
Documentation & Client Training:
- Prepare detailed Operation & Maintenance (O&M) manuals, as-built drawings, functional test reports, and system schematics.
- Train facility operators, building managers, and maintenance personnel on everyday system operations and troubleshooting procedures.
Required Qualifications
- Bachelor’s degree in Electrical Engineering, Electronics Engineering, Mechanical Engineering, Automation Engineering, or a related field.
- 3 - 5 years of Experience in the same field.
Technical Skills:
- Communication Protocols: Deep understanding of BACnet (MS/TP & IP), Modbus (RTU & TCP), LonWorks, KNX, and IP networking basics (subnets, gateways, routers).
- HVAC Systems Knowledge: knowledge of mechanical systems including chillers, boilers, Air Handling Units (AHUs), Variable Air Volume (VAV) boxes, pumps, and Variable Frequency Drives (VFDs).
- Tools & Software: Preferred knowledge in CAD software (AutoCAD), DDC programming utilities, network troubleshooting tools (e.g., Wireshark, BACnet discovery tools), and MS Office suite.
