Job summary

Seder Group in Saudi Arabia is seeking a qualified BMS engineer to design and integrate building management systems, draft schematics, select field devices, and program control logic for seamless operation.

You will test communications, integrate third‑party equipment via BACnet, Modbus, LonWorks, KNX, MQTT, and oversee on‑site wiring, calibration, and maintenance to ensure optimal energy performance.

Qualifications

• Bachelor's degree in Electrical/ Electronics/ Mechanical or Automation Engineering.
• 3–5 years of Experience in the same field.

Responsibilities

• Draft BMS control schematics, networks, and I/O point schedules.
• Develop, test, and implement control logic and GUIs for BMS platforms.
• Integrate third-party equipment via BACnet, Modbus, LonWorks, KNX, MQTT.
• Oversee field wiring and installation by subcontractors.
• Analyze building data to optimize energy usage and schedules.
• Provide on-site diagnostics and routine maintenance.

Job description

Key Responsibilities

• Review project specifications, architectural drawings, and MEP (Mechanical, Electrical, Plumbing) designs to draft BMS control schematics, network architecture, and I/O point schedules.
• Select appropriate field devices, controllers, sensors, actuators, valves, and communication gateways based on project needs.

Programming & System Integration:

• Develop, write, and test custom control logic, sequences of operation, and graphical user interfaces (GUIs) for BMS software platforms.
• Integrate third-party equipment and subsystems using standard industry protocols (e.g., BACnet, Modbus, LonWorks, KNX, MQTT).
• Conduct point-to-point checkouts, loop tuning, calibration, and functional performance testing of direct digital control (DDC) systems.
• Diagnose, troubleshoot, and resolve system communication faults, hardware failures, or software logic errors on-site.
• Oversee electrical wiring and installation performed by subcontractors to ensure compliance with design drawings.
• Analyze building operational data to optimize energy usage, identify inefficiencies, and adjust schedules/setpoints.
• Execute routine preventive maintenance, system backups, software updates, and hardware upgrades.

Documentation & Client Training:

• Prepare detailed Operation & Maintenance (O&M) manuals, as-built drawings, functional test reports, and system schematics.
• Train facility operators, building managers, and maintenance personnel on everyday system operations and troubleshooting procedures.

Required Qualifications

• Bachelor’s degree in Electrical Engineering, Electronics Engineering, Mechanical Engineering, Automation Engineering, or a related field.
• 3 - 5 years of Experience in the same field.

Technical Skills:

• Communication Protocols: Deep understanding of BACnet (MS/TP & IP), Modbus (RTU & TCP), LonWorks, KNX, and IP networking basics (subnets, gateways, routers).
• HVAC Systems Knowledge: knowledge of mechanical systems including chillers, boilers, Air Handling Units (AHUs), Variable Air Volume (VAV) boxes, pumps, and Variable Frequency Drives (VFDs).
• Tools & Software: Preferred knowledge in CAD software (AutoCAD), DDC programming utilities, network troubleshooting tools (e.g., Wireshark, BACnet discovery tools), and MS Office suite.
