Job summary

Role Context

The BIM Manager will establish the digital framework through which multidisciplinary project information is created, coordinated, reviewed, exchanged, and ultimately handed over. The position combines leadership responsibility with hands-on technical production, requiring the ability to define standards while also resolving practical model and information-management issues when delivery pressure increases. Project success will depend on consistent application of BIM Execution Plans, reliable Common Data Environment workflows, controlled model structures, accurate coordinates, and disciplined coordination between architecture, engineering, contractor, and consultant teams. The role will also drive continuous improvement by introducing automation, measuring BIM performance, mentoring project teams, and identifying delivery risks before they affect contractual milestones. This makes the position central to both technical quality and overall digital project governance.


Key Responsibilities


  • Develop project-specific BIM standards aligned with contractual and client requirements.

  • Prepare, implement, and maintain BIM Execution Plans.

  • Align digital delivery requirements with NBIM, NCIS, AIA, BIMForum, and ISO 19650 principles.

  • Translate client Exchange Information Requirements into practical project workflows.

  • Define information delivery requirements for each project stage.

  • Establish project modeling protocols, naming conventions, and information structures.

  • Configure and administer the project Common Data Environment.

  • Create CDE folder hierarchies, permissions, metadata structures, and approval workflows.

  • Integrate CDE processes with project management and document control systems.

  • Lead BIM kickoff meetings with internal teams, consultants, contractors, and clients.

  • Clarify digital deliverables, responsibilities, review cycles, and submission requirements.

  • Manage day-to-day BIM production across multidisciplinary project teams.

  • Coordinate architectural, structural, civil, and building services models.

  • Oversee BIM work performed by external consultants and distributed teams.

  • Review model development against agreed scope and Level of Development requirements.

  • Verify model information against agreed Level of Information requirements.

  • Conduct visual BIM model inspections as part of quality assurance reviews.

  • Perform model health checks and identify technical performance issues.

  • Lead multidisciplinary clash detection and coordination activities.

  • Establish recurring model coordination cycles and review meetings.

  • Manage clash issue triage, assignment, tracking, and closure.

  • Use coordination software to monitor unresolved interdisciplinary conflicts.

  • Prepare documented reports identifying model deficiencies and corrective actions.

  • Monitor remediation progress and elevate unresolved digital delivery risks.

  • Produce or correct BIM model content directly when required.

  • Perform hands-on Revit modeling across multiple disciplines.

  • Complete sheet setup, annotation, parameter population, and model corrections.

  • Develop and maintain smart-object libraries and standardized project content.

  • Create and refine project templates to improve consistency and efficiency.

  • Set up project models with appropriate shared coordinate systems.

  • Verify survey points, project base points, origins, and geospatial alignment.

  • Confirm that linked and federated models follow agreed coordination standards.

  • Manage contractor and consultant BIM model submissions.

  • Review incoming models for compliance before integration into project federations.

  • Coordinate 3D model development through design and construction.

  • Support 4D scheduling integration where required.

  • Facilitate 5D cost and quantity information integration where applicable.

  • Support asset information management requirements for digital handover.

  • Coordinate digital model lifecycle requirements through project closeout.

  • Build an automation roadmap to reduce repetitive BIM production tasks.

  • Develop Dynamo routines for model checking and workflow efficiency.

  • Support Revit API scripting initiatives for automation and quality improvement.

  • Measure automation benefits and identify additional opportunities for process optimization.

  • Explore appropriate Artificial Intelligence applications within BIM and digital delivery workflows.

  • Provide technical support for 3D and 2D deliverables.

  • Resolve complex modeling, coordination, content, and workflow problems.

  • Monitor BIM key performance indicators and digital compliance metrics.

  • Produce monthly BIM performance reports for project leadership.

  • Track deliverable completion against contractual information milestones.

  • Maintain model audit records, issue registers, and compliance documentation.

  • Provide clear visibility into outstanding BIM risks and team performance.

  • Flag digital delivery risks to senior project leadership before they affect milestones.

  • Train project teams in BIM standards and client‑specific workflows.

  • Mentor BIM coordinators, modelers, designers, and multidisciplinary users.

  • Support capability development across local and distributed teams.

  • Capture lessons learned and incorporate them into future BIM procedures.

  • Recommend changes to standards, templates, and coordination workflows.

  • Work directly with clients to explain BIM strategy and digital delivery status.

  • Present coordination findings and compliance issues to technical stakeholders.

  • Support alignment between BIM processes and Saudi Arabian project requirements.

Ideal Profile

Ideal Profile Candidates should have substantial experience in BIM management and multidisciplinary digital delivery, including at least 7 years directly leading or coordinating BIM activities. Minimum qualification pathways include a bachelor 's degree with at least 6 years of relevant BIM or digital delivery experience, an associate 's degree with 10 years of relevant experience, or a high school diploma with 10 years of relevant experience. Hands-on Revit capability is essential. The successful candidate must be able to review, produce, troubleshoot, and correct model content rather than operating only at a management level. Strong experience developing BIM Execution Plans and implementing BIM quality assurance and quality control procedures is required. Candidates should understand recognized standards including ISO 19650, NBIM, NCIS, AIA, and BIMForum requirements. Experience administering Common Data Environments and coordinating project information workflows is important. The role requires strong control over permissions, model submissions, information exchanges, issue records, and delivery milestones. Advanced experience with Navisworks, Civil 3D, Forma, and ProjectWise is preferred. Knowledge of SharePoint and enterprise project management platforms will also be valuable. Candidates with experience using Dynamo and Revit API scripting to automate BIM processes will have a strong advantage. Exposure to Artificial Intelligence applications in digital engineering is also desirable. Experience with 3D, 4D, and 5D BIM workflows and asset information management for digital handover is preferred. A background in data centers, mission‑critical facilities, large‑scale construction, or other technically demanding projects will be advantageous. The role requires strong leadership, client‑facing communication, stakeholder management, and mentoring skills. Experience coordinating multicultural and geographically distributed teams is particularly relevant. Familiarity with Saudi Arabian construction standards and regional delivery practices is preferred. Professional BIM coordination or related digital delivery certification will be beneficial.
