Job summary

SM Prime Holdings, Inc. is seeking a Leasing Manager for commercial properties to oversee leasing and tenant relations across its portfolio. The role focuses on driving occupancy and revenue targets while fostering strong tenant partnerships.

Qualifications

• Bachelor's degree in Business Administration, Marketing, Real Estate Management, Communications, or related field.
• 5–10 years of relevant experience in Office Leasing, Tenant Relations, Sales, Marketing, or Business Development.
• Experience as a Tenant Representative or leasing arm of a real estate developer, landlord, or office property operator.
• Proven experience managing and developing a leasing team.
• Strong network within the office leasing and commercial real estate industry.
• Solid understanding of lease negotiations, tenant management, and commercial property operations.
• Excellent relationship-building, communication, presentation, and negotiation skills.
• Strong analytical and reporting capabilities.
• Proactive, customer-focused, and results-oriented mindset.
• Willing to work onsite in MOA Complex, Pasay City.

Responsibilities

• Oversee leasing and tenant relations functions for commercial and office properties.
• Drive leasing activities to achieve occupancy and revenue targets across the property portfolio.
• Build and maintain strong relationships with existing and prospective tenants.
• Ensure tenant participation and support for property marketing programs and promotional initiatives.
• Manage the end-to-end leasing process, from prospecting and negotiations to lease execution and tenant onboarding.
• Ensure smooth handover of leased spaces and monitor tenant accounts throughout the lease lifecycle.
• Develop and implement strategies to increase lease conversion rates and sustain double-digit revenue growth.
• Identify and pursue new direct leasing accounts through proactive business development efforts.
• Support tenant mix optimization and upgrade initiatives to enhance the overall value of commercial properties.
• Lead, coach, and manage a leasing team, ensuring the achievement of departmental goals and service standards.
• Coordinate with internal departments and external stakeholders to address tenant concerns and operational requirements.
• Prepare, consolidate, and present leasing reports, market intelligence, and performance updates for management review.

EDUCATIONAL REQUIREMENT AND EXPERIENCE

• Experience working as a Tenant Representative or within the leasing arm of a real estate developer, landlord, or office property operator.
