Liberty Commercial Center Inc. in Legazpi, Philippines seeks a seasoned Facilities Manager to oversee and optimize our facilities and infrastructure. The role focuses on safe, efficient operations, strategic maintenance, and sustainability initiatives to support employees and tenants.
You will lead facilities staff, manage budgets, liaise with contractors, and ensure compliance with health, safety, and environmental regulations, while leveraging technology to improve performance.
Responsible for overseeing and optimizing the facilities and infrastructure of an organization. This position involves managing various aspects of facility operations, maintenance, and improvement, ensuring a safe, functional and well-maintained environment for employees, customers, and stakeholders.
Facility Operations Management:
Oversee the daily operations of the facility, ensuring all systems (HVAC, lighting, electrical, plumbing, etc.) are functioning effectively and efficiently.
Develop and implement long-term maintenance strategies to preserve the physical environment and infrastructure.
Manage the facility's energy use and sustainability initiatives.
Team Leadership and Supervision:
Lead a team of facilities staff (maintenance workers, janitors, security personnel, etc.) and provide guidance and training.
Ensure effective performance management, including hiring, training, performance evaluations, and managing personnel issues.
Budgeting and Financial Management:
Develop and manage the facilities department budget, ensuring cost-effectiveness and adherence to financial targets.
Procure necessary equipment and materials while maintaining budget control.
Monitor and approve expenditures for repairs, upgrades, and other facility-related projects.
Health, Safety, and Compliance:
Ensure compliance with health, safety, environmental, and legal regulations (OSHA, fire codes, etc.).
Implement and enforce safety protocols and emergency response procedures.
Manage risk assessments and disaster recovery plans for facilities.
Vendor and Contract Management:
Manage relationships with external contractors, vendors, and service providers (e.g., cleaning services, security, waste management).
Negotiate contracts and ensure that services are delivered according to agreed-upon standards and timelines.
Project Management:
Lead and oversee facility-related projects, including space planning, office renovations, facility upgrades, and relocations.
Ensure projects are completed on time, within budget, and according to quality standards.
Technology and Systems:
Use facility management software to monitor and track operations, maintenance schedules, and work orders.
Implement technology solutions to improve operational efficiency (e.g., building automation systems, security systems).
Sustainability Initiatives:
Promote and manage green initiatives to reduce energy consumption, waste, and carbon footprint.
Ensure the facility is in line with sustainability standards and certifications (e.g., LEED).
Stakeholder Collaboration:
Liaise with senior management to understand the company’s needs and facility requirements.
Maintain communication with tenants, employees, and other stakeholders to address facility-related concerns or issues.
Education:
Bachelor’s degree in Facilities Management, Engineering, Business Administration, or related field. Master's degree is a plus
At least 10-15+ years of experience in facilities management, with a track record of progressively increasing responsibilities
Strong leadership, communication, and interpersonal skills.
Knowledge of building systems, maintenance procedures, and safety regulations.
Excellent problem-solving abilities and project management skills.
Proficient in facilities management software and Microsoft Office Suite.
Financial management experience, including budgeting and cost control.
Ability to handle multiple priorities in a fast-paced environment.
