Job summary

Arboreal Management is seeking a detail-oriented Property Accountant to join our offshore finance team on a full-time, long-term contract basis. This 100% remote role is based in the Philippines for our Seattle-based company, handling day-to-day and month-end accounting for a portfolio of properties using AppFolio.

You will prepare journal entries, reconciliations, and financial reports, ensure accurate owner statements, and support audits.

Qualifications

• Bachelor's degree in Accounting, Finance, or a related field.
• 2+ years accounting experience; property management, real estate, or multi-entity experience is a big plus.
• Experience with property management accounting software (AppFolio preferred; Yardi, Buildium, or similar considered).
• Solid understanding of bank reconciliations, journal entries, and accrual-basis accounting.
• Strong Excel skills — you build clear, formula-driven schedules that others can follow and review.
• Good written English and the ability to document your work clearly.
• Self-directed and dependable working from home, with strong attention to detail and follow-through on deadlines.

Responsibilities

• Prepare and post journal entries for assigned properties.
• Prepare monthly bank reconciliations including operating and reserve accounts.
• Prepare balance sheet reconciliations and interproperty balances.
• Create monthly financial reporting packs with notes on variances.
• Draft owner statements and supporting schedules for review.
• Reconcile intercompany balances and flag mismatches.
• Review AP coding to allocate bills to the correct property and period.
• Monitor tenant ledgers and cash flow to support funding.
