Job summary

CBRE Asia Pacific in Makati City, Philippines, is seeking a Property/Building Manager to oversee all aspects of a commercial office property, including operations and financial activities.

You will respond to tenant needs, supervise staff, manage budgets, and coordinate vendor services to ensure compliant, high-quality facility operations. This role requires hands-on leadership and strong coordination with owners and tenants.

Qualifications

• Licensed Electrical/Mechanical qualification required.
• 2–3 years of work experience as Property/Building Manager.
• Experience managing an office building is highly advantageous.
• Willing to be assigned in Makati City.

Responsibilities

• Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.
• Ensures periodic regular property inspection and recommends maintenance actions.
• Bids, secures, and administers service agreements with vendors while achieving best value.
• Coordinates tenant move-ins and move-outs and walk-throughs with tenants and improvement department.
• Acts as primary contact with property owners and prepares timely reports.
• Develops and controls annual operating and capital budgets; forecasts and explains variances.
• Establishes facility preparation and recovery strategies as part of business continuity.
• Collects rent and pays expenses in compliance with lease terms; prepares legal notices.
• Reviews and reconciles tenant rent and CAM charges.
• Develops business relationships through professional organizations.
• Performs other duties as assigned.
