Manage and maintain the assigned property in good condition. Ensure maximum occupancy of rental units at all times and maintain high renewal rate. Oversees completion of all necessary paperwork and ensures proper move-in/out of tenants. Responsible for timely collection of rent and other charges.
Responsibilities
- Manage and maintain the property in presentable and tenantable condition
- Ensure all units are leased out and advertise vacant units
- Assist tenants for any property-related requests or concerns
- Collection of monthly rental fees and other charges
- Ensure that all utilities are paid on time
- Prepare each unit for new tenants
- Work closely with Repairs and Maintenance personnel to keep the property well maintained
- Supervise security personnel to ensure safety of the property and its occupants and guests
- Perform routine inspection of the property
- Perform inspection of units and charge damages, if any, for moving-out tenants
- Enforce house rules and regulations of the management and of the appropriate government agencies and local government
- Review, formulate, and recommend operational procedures, policies, and standards to improve efficiency
- Prepare collection report and monitor receivables
- Coordinate with accounting for deposit of payment, refund of deposit, and other financial matters
- Prepare Contract of Lease and renewal if necessary
- Orient each tenant prior to or during move-in
- Report directly to the CFO of the company
- With thorough understanding and appreciation of residential and commercial property management protocols and standard procedures
- Adept in property administration and customer service in a residential and commercial setting
- Analytical, quick to comprehend, decisive, and able to come-up with sound solutions to concerns
- Has excellent written and oral communication skills
- With excellent leadership skills: capable to plan, organize, lead, and control resources of the properties handled
- Experienced in handling Airbnbs
