Key Responsibilities:
- Maintain accurate financial records of all property transactions, including rent collections, expenses, and property management fees.
- Prepare monthly, quarterly, and annual financial reports for property owners and management.
- Reconcile bank statements, accounts payable, and accounts receivable related to property operations.
- Ensure timely billing and collection of rent, association dues, and other property-related income.
- Monitor and record property-related expenses, ensuring they are within budget.
- Assist in the preparation of budgets and financial forecasts for property operations.
- Coordinate with external auditors, tax consultants, and regulatory agencies for financial reporting and compliance matters.
- Ensure proper filing and remittance of all tax obligations, including VAT, withholding tax, real property tax, and income tax, in compliance with the Bureau of Internal Revenue (BIR) and local government units.
- Support the property management team in financial decision-making by providing accurate and timely financial analysis.
- Maintain and update the fixed asset register for properties, ensuring proper depreciation and valuation.
- Ensure compliance with relevant accounting standards, such as Philippine Financial Reporting Standards (PFRS).
Qualifications and Requirements:
- Bachelor’s degree in Accounting, Finance, or a related field.
- CPA (Certified Public Accountant) license is an advantage but not required.
- At least 3 years of experience in property accounting, real estate finance, or a related field.
- Strong understanding of Philippine tax laws, particularly those related to real estate transactions.
- Proficiency in accounting software such as QuickBooks, SAP, Xero, or other property management accounting systems.
- Excellent analytical and problem-solving skills.
- Strong attention to detail and accuracy in financial reporting.
- Ability to work independently and collaborate effectively with various teams.
- Strong organizational and time management skills to meet strict reporting deadlines.
Preferred Skills:
- Experience in handling financial transactions for multiple properties.
- Knowledge of leasing agreements, property management processes, and financial modeling.
- Familiarity with BIR tax filings and compliance procedures.
- Strong communication skills to coordinate with property managers, tenants, and stakeholders.
