Emapta Philippines is seeking a Property Management Accountant to support a U.S. multifamily real estate client. You will prepare financial reports, perform variance analyses, reconciliations, and GAAP reporting to drive portfolio insights.

Qualifications

• 1 to 3 years of related experience, preferably in multifamily property management.
• Bachelor's degree in Accounting or related field.
• Combination of education, training, and experience in applying Generally Accepted Accounting Principles (GAAP).
• Proficiency with property management software such as Yardi, MRI, PayScan, or OneSite.
• Strong interpersonal and communication skills.
• Ability to process a high volume of transactional entries accurately and efficiently.

Responsabilités

• Prepare monthly, quarterly, and annual financial reports for lenders and owners.
• Prepare and monitor monthly accruals and make adjustments as necessary.
• Review budget-to-actual variances and record journal entries to correct account discrepancies.
• Record and reconcile balance sheet activity.
• Maintain the fixed asset system and post monthly journal entries for depreciation and amortization.
• Perform bank reconciliations.
• Monitor cash balances to ensure sufficient funds for operations and update relevant personnel.

The Qualifications We Seek

Education and Experience

• 1 to 3 years of related experience, preferably in multifamily property management
• Bachelor's degree in Accounting or a related field
• Combination of education, training, and experience in applying Generally Accepted Accounting Principles (GAAP)

• Ability to maintain consistent attendance; overtime or occasional travel may be required
• Mathematical proficiency in addition, subtraction, multiplication, division, decimals, fractions, and percentage calculations for financial records and reporting
• Proficiency in word processing, spreadsheets, database management, and property management software such as Yardi, PayScan, MRI, or OneSite
• Ability to process a high volume of transactional entries accurately and efficiently
• Working knowledge of email, Microsoft Word, and Microsoft Excel

Physical Requirements

• Regular ability to use hands for handling and typing, as well as to communicate verbally and hear effectively
• Ability to sit frequently, with occasional standing, walking, and reaching with hands and arms
• Ability to occasionally lift or move up to 10 pounds

Your Daily Tasks

• Prepare monthly, quarterly, and annual financial reports for lenders and owners
• Prepare and monitor monthly accruals and make adjustments as necessary
• Review budget‑to‑actual variances and record journal entries to correct account discrepancies
• Record and reconcile balance sheet activity
• Maintain the fixed asset system and post monthly journal entries for depreciation and amortization
• Perform bank reconciliations
• Monitor cash balances to ensure sufficient funds for operations and update relevant personnel as needed
• Ensure lender payments, property taxes, and other taxes are accurately recorded and processed on time
• Review and approve invoices for assigned properties
• Respond to requests from owners, business leaders, operations team members, and other stakeholders regarding financial reports, statements, and related matters
• Identify opportunities for process improvement and implement tools or procedures to enhance efficiency and productivity
• Perform other tasks as assigned by authorized personnel
