Key Responsibilities:
1. Project Planning, Development & Execution
- a. Lead project planning from concept development through design, construction, and final project turnover.
- b. Develop project scopes, implementation plans, schedules, milestones, and resource requirements.
- c. Establish project objectives, timelines, budgets, and performance targets.
- d. Monitor project progress and ensure timely completion of deliverables.
- e. Coordinate with management, consultants, contractors, suppliers, and internal stakeholders throughout project implementation.
- f. Conduct regular site inspections and project reviews to ensure compliance with approved plans and specifications.
- g. Manage project risks and implement corrective actions to address delays, cost overruns, or operational issues.
2. Budget Management & Cost Control
- a. Prepare, review, and manage project budgets and cost estimates.
- b. Evaluate Bills of Quantities (BOQ), Bills of Materials (BOM), project quotations, and contractor proposals.
- c. Analyze project costs and recommend cost-saving measures without compromising quality.
- d. Monitor project expenditures and ensure projects remain within approved budgets.
- e. Review and recommend contractor billing, variation orders, and project claims.
- f. Ensure proper utilization of project resources and materials.
3. Contractor, Vendor & Stakeholder Management
- a. Lead contractor selection, negotiation, evaluation, and performance monitoring.
- b. Ensure contractors comply with project specifications, quality standards, schedules, and contractual obligations.
- c. Resolve project-related concerns, disputes, and implementation issues.
- d. Coordinate with landlords, property managers, government agencies, consultants, and external stakeholders when necessary.
- e. Protect company interests by ensuring compliance with contractual requirements and project agreements.
4. Construction & Quality Management
- a. Oversee all construction, fit-out, renovation, repair, and maintenance activities.
- b. Ensure workmanship, materials, and deliverables comply with approved plans, specifications, and quality standards.
- c. Conduct project inspections, quality audits, testing, commissioning, and turnover activities.
- d. Identify project risks, defects, and deficiencies and implement corrective actions.
- e. Ensure project punch listing and close-out activities are completed efficiently.
5. Team Leadership & Resource Management
- a. Lead and supervise Project Officers, Site Supervisors, contractors, and multi-skilled workers.
- b. Manage manpower allocation, productivity, and resource planning across multiple projects.
- c. Provide guidance, coaching, and performance management to project team members.
- d. Promote collaboration, accountability, and operational excellence within the project team.
- e. Ensure workplace safety compliance and implementation of company safety policies.
6. Reporting, Compliance & Documentation
- a. Prepare project status reports, accomplishment reports, executive updates, and completion reports.
- b. Maintain project records including plans, permits, contracts, quotations, inspection reports, and project documentation.
- c. Monitor compliance with company policies, government regulations, building codes, and safety standards.
- d. Present project updates, risks, and recommendations to management.
- e. Identify opportunities for process improvements, operational efficiencies, and cost optimization.
