Job summary

About the role

The Project Manager for Fit-Out Works shall be responsible for the overall planning, coordination, execution, monitoring, and successful completion of interior fit-out projects, ensuring that works are delivered in accordance with the approved design, quality standards, budget, and schedule. The Project Manager's function is to manage and integrate all fit-out activities including architectural finishes, interior construction, mechanical, electrical, plumbing (MEP), fire protection, ICT, furniture, fixtures and equipment (FF&E), and specialist trades. The Project Manager shall serve as the primary point of coordination between the Owner, Architect / Interior Designer, Engineers, Contractors, Suppliers, and relevant Authorities.

Key responsibilities

• Review and evaluate interior design drawings, shop drawings, specifications, and material submittals, and advise on constructability, sequencing, local availability of materials, lead times, and cost implications




• Prepare and update detailed fit-out cost estimates, budgets, and cash flow projections covering all interior trades and packages




• Review and evaluate proposed project schedules, including detailed fit-out sequencing, long-lead items, mock-ups, inspections, and testing requirements, using PERT/CPM or equivalent scheduling tools




• Coordinate and conduct pre-bid or pre-award meetings with fit-out contractors, subcontractors, and suppliers




• Assist in evaluating bids and proposals for fit-out works and make recommendations for award




• Monitor progress against the approved schedule and budget, and review variations, change orders, and claims




• Coordinate the activities of all fit-out contractors and subcontractors to ensure proper sequencing, interface management, and timely completion




• Oversee and monitor implementation of safety, health, and environmental programs for all fit-out activities




• Manage and enforce quality control for fit-out works, including inspection of architectural finishes, joinery, ceilings, flooring, partitions, MEP installations, fire protection systems, and FF&E




• Establish and maintain comprehensive project records including contracts, drawings, shop drawings, samples, material approvals, schedules, progress reports, change orders, payment records, test results, meeting minutes, and correspondence

About you

• Ability to manage and integrate all fit-out activities including architectural finishes, interior construction, mechanical, electrical, plumbing (MEP), fire protection, ICT, furniture, fixtures and equipment (FF&E), and specialist trades




• Capability to ensure project objectives of quality, cost control, safety, and timely completion are achieved




• Experience with proactive management and clear communication to minimize conflicts, variations, delays, and rework




• Proficiency with PERT/CPM or equivalent scheduling tools




• Ability to coordinate with surveyors, testing agencies, and specialists to verify dimensions, levels, tolerances, and compliance




• Capability to prepare and submit regular progress reports highlighting accomplishments, constraints, risks, safety performance, quality issues, and corrective actions




• Ability to review, evaluate, and certify contractors' progress payment applications




• Experience organizing and leading regular site meetings and joint inspections




• Capability to prepare comprehensive final project reports including summary of costs, schedule performance, variations, issues encountered, and lessons learned
