Job Requirements & Qualifications
Education & License: Bachelor’s Degree in Civil Engineering (highly preferred) or Architecture. A Registered Civil Engineer (PRC License) is a major advantage.
Technical Skills:
Advanced proficiency in Primavera P6 and MS Project.
Strong mastery of MS Excel (for data manipulation, S-Curve generation, and dashboard reporting).
Familiarity with AutoCAD or BIM/Revit to verify material quantities and structural sequencing.
Experience: 5 to 7+ years of scheduling experience specifically within a structural or architectural contracting environment (high-rise, commercial, or industrial construction).
Core Competencies: Clear understanding of CSA construction methodology, resource productivity rates, and excellent professional communication skills for client-facing presentations.
Core Responsibilities
1. Baseline Development & Scheduling
Preparation of Baseline Schedule for All Projects: Develop comprehensive, logic-linked baseline project schedules (using Primavera P6 or MS Project) incorporating detailed CSA scopes such as earthworks, structural framing, masonry, and architectural finishes.
2. Schedule Management & Continuous Updates
Maintain, Update, and Manage Project Schedule: Actively manage the master schedule by inputting actual site progress, adjusting logic networks when logic changes, and maintaining strict version control of the project schedule database.
Critical Path Management: Monitor the critical path daily to protect major project milestones from slipping.
3. Performance Analysis & Reporting
Analyze and Report on Schedule Performance Weekly and Monthly: Generate and interpret physical and financial S-Curves and Earned Value Management (EVM) metrics. Provide objective analysis on Schedule Variance (SV) and progress velocity to senior leadership.
Data-Driven Insights: Prepare concise weekly and monthly progress dashboards detailing planned vs. actual progress for structural and architectural deliverables.
4. Proactive Delay Mitigation & Look-Aheads
Provide Look-Ahead Schedules and Flag Project Team for Any Projected Delays: Generate 2-week, 3-week, or monthly look-ahead schedules. Conduct schedule impact analyses to flag bottleneck areas (e.g., delayed material deliveries or weather disruptions) before they hit the critical path.
Delay Claims (EOT): Quantify and document delays to assist in preparing Extension of Time (EOT) claims.
5. Site Support & Operational Alignment
Assist the Site Team for Their Priority Activities and Milestone Targets: Bridge the gap between the macro schedule and daily site execution. Work directly with site engineers and foremen to identify immediate operational priorities, ensuring field crews focus heavily on hitting upcoming milestone targets.
6. Cross-Functional Strategic Coordination
Coordinate with Other Team Members and Project Manager to Ensure Schedule Alignment with Overall Project Goals: Collaborate deeply with Quantity Surveyors (QS), Procurement, and Design teams to ensure material arrival dates and design drawing releases directly support the construction sequence.
Stakeholder Management (Coordination Between Management, Department Heads, and Clients): Serve as the scheduling point-of-contact. Present scheduling data transparently during high-level meetings, aligning internal executive management, construction heads, and external client representatives.
