Job summary

CBRE GWS IFM PHILS. CORP. is seeking a Property Manager to oversee all operations for a commercial office building. You will supervise staff, coordinate maintenance, and ensure services meet contractual obligations.

You will develop and control annual budgets, monitor CAM and rent collections, and serve as the primary owner representative, delivering timely reports. Experience in office building management is preferred.

Qualifications

• Licensed Electrical/Mechanical is required.
• 2–3 years' work experience as Property Manager or Building Manager.
• Experience managing an office building is advantageous.
• Willing to be assigned in Taytay, Rizal.
• Amenable to Mondays–Saturdays work schedule.

Responsibilities

• Responds to tenant needs and ensures staff resolve problems promptly.
• Ensures periodic property inspections and approves maintenance as needed.
• Bids and administers service agreements with vendors for best value.
• Coordinates tenant move-ins/outs and walk-throughs with tenants and TI dept.
• Acts as primary contact with owners; prepares timely reports.
• Develops and controls annual operating and capital budgets; explains variances.
• Establishes prep, assessments, and recovery strategies for business continuity.
• Collects rent and pays expenses per lease; issues notices; coordinates legal action as needed.
• Reviews CAM recovery charges and reconciles tenant rent.
• Develops business relationships via professional and civic memberships.
• Performs other duties as assigned.
