Job summary

CBRE GWS IFM PHILS. CORP. is seeking a Property Manager to oversee all operations of a single office property in Cavite.

You will coordinate tenant services, budgets, vendor contracts, and inspections to ensure delivery of services per lease terms. The role requires a licensed electrical or mechanical qualification, 2–3 years of property or building management experience, and ability to work a Monday–Saturday schedule at Trece Martires site.

Qualifications

• Licensed Electrical/Mechanical qualification required.
• 2–3 years of work experience as Property Manager or Building Manager.
• Experience managing an office building is advantageous.
• Willing to be assigned in Trece Martires, Cavite.
• Amenable to work from Mondays to Saturdays.

Responsibilities

• Responds to tenant needs and coordinates staff to resolve problems promptly.
• Ensures services comply with policies, procedures, regulations and contracts.
• Conducts regular property inspections and approves necessary maintenance.
• Bids, secures, and administers service agreements with vendors and suppliers.
• Coordinates tenant move-ins/move-outs and walkthroughs with tenants.
• Acts as primary contact with property owners and prepares reports.
• Develops and controls annual budgets for operating and capital expenses.
• Forecasts plans and explains variances in monthly performance.
• Facilitates business continuity planning and recovery strategies.
• Collects rent and manages CAM recovery charges.
