Job Title: Leasing Manager
Job Summary
The Leasing Manager is responsible for overseeing all leasing operations, with a primary focus on tenant acquisition, tenant relationship management, lease administration, and occupancy growth. The role involves developing and implementing leasing strategies, negotiating lease agreements, maintaining strong relationships with existing and prospective tenants, and ensuring high occupancy rates while maximizing rental revenue. The Leasing Manager will work closely with management to achieve the company's leasing objectives and provide excellent customer service to tenants.
Key Responsibilities
- Develop and execute leasing strategies to maximize occupancy and rental income.
- Source, attract, and negotiate with prospective tenants for available commercial and retail spaces.
- Build and maintain strong relationships with existing tenants to ensure tenant satisfaction and long-term retention.
- Conduct property tours and present available lease spaces to prospective clients.
- Prepare, negotiate, and finalize lease agreements in accordance with company policies.
- Monitor lease expirations, renewals, and vacancy reports, and implement proactive retention strategies.
- Address tenant concerns, requests, and operational issues promptly and professionally.
- Coordinate with Property Management, Operations, and Maintenance teams to ensure tenant requirements are met.
- Conduct market research and competitor analysis to recommend competitive leasing rates and promotional strategies.
- Prepare periodic leasing performance reports, occupancy updates, and management presentations.
- Ensure compliance with company policies, lease terms, and applicable laws and regulations.
- Build and maintain a strong network with brokers, business owners, and corporate clients to generate leasing opportunities.
Qualifications
- Bachelor's degree in Business Administration, Marketing, Real Estate Management, Property Management, or any related field.
- Minimum of three (3) to five (5) years of managerial experience in commercial or retail leasing is required.
- Proven experience in tenant relationship management, lease space marketing, tenant acquisition, lease negotiations, and lease administration.
- Strong knowledge of leasing processes, contracts, and property management principles.
- Excellent communication, negotiation, and interpersonal skills.
- Strong customer service orientation with the ability to establish and maintain positive tenant relationships.
- Results-driven with a proven track record of achieving occupancy and revenue targets.
- Highly organized with strong analytical and problem-solving skills.li>
- Proficient in Microsoft Office applications (Excel, Word, PowerPoint); experience with property management or leasing software is an advantage.
- Willing to travel to different project sites as required.
- Can work under pressure and manage multiple leasing activities simultaneously.
