Qualifications

• CPA certification and 8+ years in a controller-level role.

Responsibilities

• Own month-end close process and balance sheet reconciliation.
• Produce monthly management reporting with variances and commentary.
• Oversee external audit and year-end adjustments.
• Ensure tax compliance and monitor BIR exposure.
• Manage covenant reporting and loan documentation.
• Design internal controls and support FP&A, cash forecasting.
• Prepare for multi-entity consolidation and REIT reporting.

Job details

Mission: Own the integrity of StorageMart’s numbers and build the finance function that supports doubling the portfolio — accurate books, lender-ready reporting.

Responsibilities

• Own month-end close (target 5–7 working days) and the full balance sheet reconciliation pack
• Produce the monthly management reporting pack: P&L by facility, budget-vs-actual with variance commentary
• Manage external audit; drive year-end adjustments to near zero
• Own tax compliance and BIR exposure; zero penalties and surcharges
• Maintain bank and lender reporting, covenant tracking (DSCR, debt-to-EBITDA), and loan documentation
• Design and enforce internal controls: three-way match with Purchasing, cash advance liquidation, approval limits
• Build FP&A capability — cash forecasting, feasibility support for new sites, capex tracking
• Prepare for multi-entity consolidation (PropCo/OpCo) and eventual REIT-grade reporting
• Supervise the Accounting Head and team; develop bench strength

Must-haves

• CPA, 8+ years, currently controller or assistant controller
• PFRS fluency — especially PFRS 16 lease accounting (long-tenor leases and subleases are core to our model)
• Owned a month-end close personally; faced external auditors directly
• Bank-facing experience: covenant reporting, loan drawdowns, refinancing support

Preferred: Big 4 audit background; property, real estate, or multi-site retail experience; ERP migration; REIT or REIT sponsor exposure.
