Qualifications

• Minimum 2–3 years of experience as a Closing Disclosure Specialist or related mortgage role.
• Experience with US-based lenders or clients in a BPO setting is required.
• Knowledge of closing documents including settlement statements and deeds.

Responsibilities

• Prepare and generate accurate closing disclosure forms per Regulation Z and TRID.
• Review loan files for completeness and accuracy before finalisation.
• Verify fees, terms, and conditions against loan estimates and documents.
• Coordinate with loan officers, processors and underwriters for needed docs.
• Distribute disclosures to borrowers with timely delivery and waiting periods.
• Maintain records of submissions and borrower acknowledgements.
• Identify discrepancies and resolve errors before closing.

About the role

Moder Solutions Inc. is seeking a Closing Disclosure Specialist (Mortgage) to join our dynamic team in Muntinlupa City, Metro Manila. This is a full-time position that plays a critical role in the mortgage loan closing process. As a Closing Disclosure Specialist, you will be responsible for preparing, reviewing, and distributing closing disclosure documents to ensure compliance with all regulatory requirements and industry standards. This position is essential to maintaining the integrity of our mortgage operations and ensuring a seamless experience for our clients during the final stages of their loan transactions.

What you'll be doing

• Prepare and generate accurate closing disclosure forms in accordance with Regulation Z and TRID (TILA-RESPA Integrated Disclosure) requirements
• Review all loan file documentation to ensure completeness and accuracy before finalisation
• Verify that all fees, terms, and conditions stated in the closing disclosure match the loan estimate and loan documents
• Coordinate with loan officers, processors, and underwriters to obtain necessary documentation and clarifications
• Distribute closing disclosures to borrowers, ensuring timely delivery and compliance with mandatory waiting periods
• Maintain detailed records of all closing disclosure submissions and borrower acknowledgements
• Identify and resolve discrepancies or errors in loan documentation before closing
• Monitor changes in regulatory requirements and ensure all documentation reflect current compliance standards
• Communicate with borrowers and internal teams regarding closing timelines and document requirements

What we're looking for

• High school diploma or equivalent; additional certification in mortgage processing or compliance is highly desirable
• Proven experience (minimum 2-3 years) as a Closing Disclosure Specialist, mortgage processor, or similar role in mortgage lending or financial services
• Strong knowledge of:
  • US mortgage closing process
  • Title insurance and escrow procedures
  • TRID guidelines (Closing Disclosure/HUD-1)
• Experience working with US-based lenders or clients (BPO setting is required)
• Experienced in preparing closing documents (settlement statements, deeds, mortgage instruments)
• Have strong exposure to dealing and coordinating with buyers, sellers, lenders, agents, and attorneys
• High attention to detail and strong organizational skills
• Ability to manage multiple transactions simultaneously in a fast-paced environment
• Excellent communication skills (written and verbal)
• Proficiency in mortgage and title systems/tools is a plus
• In-depth knowledge of Regulation Z, TRID requirements, and RESPA regulations
• Strong attention to detail with the ability to identify discrepancies and errors in complex documentation
• Proficiency in mortgage software platforms and closing disclosure systems
• Ability to maintain confidentiality and handle sensitive financial information with integrity
