Job summary

Moder Solutions Inc. seeks a Closing Disclosure Specialist (Mortgage) in Muntinlupa City, Metro Manila, to manage closing disclosures in line with Regulation Z, TRID, and RESPA.

You will coordinate with loan officers, processors, and underwriters, ensure disclosures match loan estimates, and maintain compliant records to support a seamless borrower experience. This role emphasizes accuracy and regulatory adherence in a fast-paced mortgage environment.

Qualifications

• Minimum 2–3 years of experience as a Closing Disclosure Specialist or related mortgage role.
• Experience with US-based lenders or clients in a BPO setting is required.
• Knowledge of closing documents including settlement statements and deeds.

Responsibilities

• Prepare and generate accurate closing disclosure forms per Regulation Z and TRID.
• Review loan files for completeness and accuracy before finalisation.
• Verify fees, terms, and conditions against loan estimates and documents.
• Coordinate with loan officers, processors and underwriters for needed docs.
• Distribute disclosures to borrowers with timely delivery and waiting periods.
• Maintain records of submissions and borrower acknowledgements.
• Identify discrepancies and resolve errors before closing.
• Stay updated on regulatory changes and reflect them in docs.
• Communicate timelines and document requirements to borrowers and teams.
