Job summary

Qualifications

Responsibilities

• Monitor and operate the Building Management System (BMS) to ensure all building systems function optimally.
• Conduct regular rounds to inspect facilities, equipment, and infrastructure, reporting issues.
• Control HVAC systems to maintain comfortable temperature and air quality.
• Manage lighting systems and energy consumption for efficiency.
• Monitor security systems, alarms, and access controls; respond to alerts.

About the role

Polystar General Services Inc. is seeking a BMS Operator to join our facilities management team at the Mall of Asia in Pasay City, Metro Manila. This is a full-time position based on-site at our prestigious shopping and entertainment complex. As a BMS Operator, you will be responsible for monitoring and controlling the Building Management System (BMS), which is critical to maintaining optimal environmental conditions, security, and operational efficiency across our facility. This role is essential to ensuring the comfort and safety of our visitors and tenants, and plays a vital part in the overall facilities management operations.

Key responsibilities

• Monitor and operate the Building Management System (BMS) to ensure all building systems function optimally
• Conduct regular rounds to inspect building facilities, equipment, and infrastructure, identifying and reporting any issues or maintenance requirements
• Control heating, ventilation, air conditioning (HVAC) systems to maintain comfortable temperature and air quality throughout the facility
• Manage lighting systems and energy consumption to ensure efficient operations and cost savings
• Monitor security systems, alarms, and access controls, responding promptly to any alerts or breaches
• Keep detailed logs and records of system operations, maintenance activities, and incidents
• Respond to tenant and visitor inquiries regarding building systems and environmental conditions
• Communicate with maintenance teams regarding equipment repairs and preventative maintenance schedules
• Assist in coordinating emergency procedures and ensure compliance with health and safety regulations
• Perform routine troubleshooting of BMS equipment and systems, escalating complex issues to supervisors or specialised technicians

What we're looking for

• Proven experience as a BMS Operator, facilities operator, or in a similar building management or facilities monitoring role
• Technical knowledge and understanding of Building Management Systems, HVAC systems, and building infrastructure
• Familiarity with building automation software and control systems
• Strong attention to detail and ability to monitor multiple systems simultaneously
• Excellent communication skills and ability to work collaboratively with maintenance teams and management
• Problem-solving abilities and capacity to respond quickly to system alerts and emergencies
• Physical capability to conduct regular facility inspections and rounds
• Reliable and punctual with the ability to work shift schedules as required
• Basic understanding of electrical, mechanical, and plumbing systems beneficial
