Job summary

Ka Puta Ka Ora Emerge Aotearoa in Auckland is seeking a permanent full-time Tenancy Manager to oversee a diverse housing tenancy portfolio. Based in South Auckland with travel across Auckland, you will manage tenancy agreements, rent reviews, inspections, and landlord relationships to deliver high-quality housing outcomes.

You will bring a Level 4 qualification in Property Management, 2+ years in social housing, and strong knowledge of the Residential Tenancies Act 1986.

Qualifications

  • Experience managing tenancy portfolios, rent processes, inspections, and maintenance.

Responsibilities

  • Manage tenancy agreements, rent reviews, reconciliations, and arrears processes.
  • Coordinate property inspections, maintenance activities, and contractor engagement.
  • Match tenants to suitable properties and support tenancy transitions, entries, and exits.
  • Build effective relationships with tenants, whānau, landlords, contractors, and partner agencies.
  • Monitor tenancy performance and contribute to continuous improvement initiatives.
  • Provide guidance on tenancy processes and ensure organisational standards are maintained.

We have a permanent full-time Tenancy Manager opportunity within our Tenancy Services Auckland Service. Based in South Auckland, with travel required across other parts of Auckland, you'll manage a tenancy portfolio that supports positive housing outcomes while ensuring properties, tenancies, and tenancy-related processes are delivered to a high standard.

You will:

  • Manage tenancy agreements, rent reviews, reconciliations, and arrears processes.

You're organised, solution-focused, and enjoy balancing people, property, and tenancy outcomes. You will bring:

  • A Level 4 qualification in Property Management.
  • Minimum 2 years' experience in social housing or community housing.
  • Strong knowledge of the Residential Tenancies Act 1986 and tenancy management practices.
  • Experience managing tenancy portfolios, rent processes, inspections, and maintenance coordination.
  • Strong administrative, record management, and reporting skills.
  • Must hold and maintain First Aid certification including CPR, or be willing and able to complete this.
