Job summary

STUDYPLUS CONSULTANTS LIMITED in Auckland seeks an experienced Property Manager to oversee residential rentals, maintain strong owner/tenant relationships, and ensure properties comply with tenancy requirements.

You will manage day-to-day tenancy matters, coordinate viewings, conduct inspections, and handle documentation while ensuring accurate records and timely reporting.

Qualifications

• 2+ years of property management experience or relevant qualifications in property management or related field.
• Strong knowledge of residential tenancy practices and property management procedures is preferred.
• Excellent communication and interpersonal skills.
• Strong organisational and time-management abilities.
• Good attention to detail and record-keeping skills.

Responsibilities

• Manage a portfolio of residential rental properties and oversee day-to-day tenancy matters.
• Advertise available properties, arrange viewings and assist with tenant selection.
• Conduct tenant applications, reference checks and tenancy documentation.
• Manage tenancy agreements, renewals, rent reviews and inspections.
• Respond promptly to tenant and property owner enquiries and resolve tenancy issues.
• Coordinate repairs, maintenance and contractors as required.
• Conduct routine and final property inspections and prepare inspection reports.
• Monitor rent payments, arrears and other tenancy-related matters.
• Maintain accurate property, tenant and financial records.
• Liaise with landlords, tenants, contractors and service providers.
• Ensure properties and tenancy processes comply with relevant New Zealand legislation and company policies.
• Assist with reporting, budgeting and general property administration.

• Excellent communication and interpersonal skills.


• Strong organisational and time-management abilities.


• Good attention to detail and record-keeping skills.


• Ability to manage multiple properties and priorities independently.


• Proficiency with property management software and Microsoft Office.


• A current New Zealand driver's licence is preferred.
