Job description

Jora New Zealand will close on 9th September 2026. Thank you for being with us, we are cheering you on as you continue your career journey.

This established New Zealand-owned civil contractor has been delivering major land development and infrastructure projects across Auckland for more than 40 years.

With a team of over 150 people and much of its delivery capability in-house, including core crews, plant, survey and design, their Project Managers have the resources and authority to take genuine ownership of their projects.

We are looking for an experienced Project Manager with strong New Zealand greenfields land development experience to lead complex earthworks and civil construction projects across the Auckland region.

This is a role for someone who enjoys being close to the work. You will lead from the front, make decisions, solve problems and drive the project team towards strong safety, programme, quality, commercial and client outcomes.

The role

You will take responsibility for all aspects of the project, working closely with site teams, subcontractors, suppliers, consultants and clients.

Key responsibilities will include:

  • Planning, programming and coordinating project delivery
  • Leading site teams and providing clear direction to staff and subcontractors
  • Developing safe, efficient and practical construction methodologies
  • Reviewing designs for buildability, clashes and construction risk
  • Managing resources, materials, plant and subcontractor requirements
  • Monitoring project progress, productivity, cost, quality and programme

You will be working across the full scope of greenfields land development, including:

  • Bulk earthworks
  • Stormwater, wastewater and water reticulation
  • Utilities and major service installations
  • Retaining walls and associated structures
  • Roading, stabilisation and pavement construction
  • Survey, design coordination and value engineering
What we are looking for

The essential requirement for this position is proven Project Management experience delivering greenfields land development projects in New Zealand.

You will also bring:

  • Strong technical knowledge of the full scope of land development projects as above.
  • A practical understanding of construction sequencing, methodology and risk.
  • The ability to plan work, set production targets and drive programme outcomes.
  • Strong leadership skills and confidence directing site teams.
  • A hands-on, solutions-focused approach to project delivery.

You will be comfortable spending your time both on site and in the office, and getting involved in the practical and technical detail when required. This is not a purely administrative Project Manager position.

Because of the nature of the work, applicants must have relevant New Zealand greenfields subdivision experience to be considered.

Why consider this opportunity?

Project Managers here are trusted to lead rather than simply administer a contract. You will have the opportunity to influence buildability, methodology, sequencing and value engineering, supported by an experienced multidisciplinary team.

The company’s in-house delivery capability gives you greater control over resources, production, quality and responsiveness. Its long‑term client relationships also provide the opportunity to lead substantial, multi‑year projects across Auckland’s major growth areas.

The culture is practical and straightforward, with a strong emphasis on accountability, teamwork, long-term relationships and safety.

To apply for this opportunity, you must be a New Zealand Citizen, Resident, or have already secured the right to work in New Zealand and therefore hold a valid Work Visa.
