Job summary

Barfoot & Thompson is seeking an experienced Intermediate Commercial Property Manager to join our Auckland Commercial team. Reporting to the Head of Asset Management, you’ll manage an allocated portfolio of commercial properties and own day‑to‑day operations while building strong relationships with landlords and tenants.

You’ll have 2–5 years’ commercial property management experience and a solid grasp of the NZ environment, including ADLS leases, rent reviews and renewals, together with

• Strong financial reporting and reconciliations skills.
• Knowledge of NZ property legislation and health and safety.

Responsibilities

• Managing an allocated portfolio of commercial properties.
• Managing budgets, operating expenditure, cash flow and monthly financial reporting.
• Monitoring rent collections, arrears, rent reviews, lease renewals and critical dates.
• Managing lease administration and ensuring documentation is accurate and compliant.
• Building strong relationships with landlords and tenants as a key point of contact.
• Working closely with Facilities, Finance, Leasing and Asset Management teams.
• Coordinating maintenance, contractors and capital works.
• Identifying opportunities to improve occupancy, income and overall asset performance.

We’re looking for an experienced Intermediate Commercial Property Manager to join our established Auckland Commercial team.

Reporting to the Head of Asset Management, you’ll manage an allocated portfolio of commercial properties, taking ownership of the day-to-day operations while building strong relationships with landlords and tenants and supporting the performance of each asset.

About the role

You’ll be responsible for:

• Managing an allocated portfolio of commercial properties
• Managing budgets, operating expenditure, cash flow and monthly financial reporting
• Monitoring rent collections, arrears, rent reviews, lease renewals and critical dates
• Managing lease administration and ensuring documentation is accurate and compliant
• Building strong relationships with landlords and tenants as a key point of contact
• Working closely with Facilities, Finance, Leasing and Asset Management teams
• Coordinating maintenance, contractors and capital works
• Identifying opportunities to improve occupancy, income and overall asset performance

About you

You’ll have 2–5 years’ commercial property management experience and a good understanding of the New Zealand commercial property environment.

We’re looking for someone with:

• Experience managing commercial property portfolios, including ADLS leases, rent reviews and renewals
• Strong financial and budgeting skills, including reporting and reconciliations
• Knowledge of relevant New Zealand property legislation and health and safety requirements
• Confidence using property management systems and Microsoft Excel
• Strong communication and relationship management skills
• Excellent attention to detail and the ability to manage competing priorities
• A tertiary qualification in Property, Valuation, Business, Finance or a related field, or equivalent experience
• A full New Zealand driver licence
