Job summary

Martego Sdn Bhd in Kuala Lumpur is seeking a hands-on Property Operations & Performance Manager to oversee a 30-unit serviced-apartment portfolio. You will focus on profitability, efficient operations, service quality, and lead a small supporting team while collaborating with the sales force to optimize occupancy and rental yield.

Qualifications

• Proven experience managing a small serviced-apartment, boutique hospitality, or residential rental portfolio.
• Experience leading a small operational team and coordinating outsourced service providers.
• Demonstrated ability to improve financial results, manage budgets, and control operating costs.
• Comfortable analysing occupancy, rental rates, income, expenses, and unit-level performance.
• Proficiency with tenant or guest check-ins/outs, inspections, housekeeping coordination, defects, RFQs, and inventories.

Responsibilities

• Take ownership of targets for rental income, occupancy, operating expenses, and net operating income.
• Review performance by apartment and identify opportunities to increase revenue, reduce vacancy, improve rental yield, and control costs.
• Work with the sales team on rental pricing, availability, renewal priorities, and underperforming units.
• Prepare operating budgets and concise monthly reports explaining results, variances, and corrective actions.
• Monitor rent collection and outstanding payments, coordinating follow-up with relevant team members.
• Review maintenance and operating expenditure, and seek value for money from contractors and suppliers.
• Lead and coordinate a small supporting team, including leasing colleagues, cleaners, tenant-support staff, and bookkeeping support.
• Ensure apartments are clean, well maintained, properly equipped, and ready for occupation on schedule.
• Oversee or coordinate move-ins, move-outs, check-ins, check-outs, inspections, repairs, and unit turnarounds.
• Maintain an organised Google Drive database for unit records, leases, checklists, inspection reports, inventories, defect logs, quotations, invoices, and handover documents.
