Job summary

CTC Development Malaysia Sdn. Bhd. is seeking a Senior Manager/Manager - Project (Property Developer) to oversee the full lifecycle of landmark property development projects in Malaysia, coordinating with consultants, contractors, and authorities.

This role requires leadership in planning, feasibility studies, design development, construction, and regulatory compliance. The salary will be matched to the candidate’s current salary, experience, and market levels.

Qualifications

• Diploma or Bachelor's Degree in Building, Civil Engineering, Construction Management, or a related field.
• Minimum 6-8 years of working experience in property development, project management, or site coordination for building projects.
• Language proficiency in English, Bahasa Malaysia, and Mandarin.

Responsibilities

• Manage and coordinate the overall property development process, including planning, feasibility studies, design development, construction, statutory approvals, and project handover.
• Coordinate with consultants, contractors, suppliers, utility providers, government authorities, and other stakeholders to ensure smooth project implementation.
• Monitor project progress, construction quality, safety, budgets, and schedules to ensure projects are completed on time, within budget, and in accordance with company standards.
• Review architectural, structural, civil, and M&E drawings to ensure compliance with regulatory requirements, technical standards, and project objectives.
• Oversee statutory submissions, planning approvals, building plan approvals, permits, and other regulatory requirements.
• Monitor project costs, contract administration, and financial performance to ensure effective cost control and project feasibility.
• Coordinate project inspections, defect rectification, completion, certifications, and handover processes to ensure smooth delivery to purchasers.
• Identify project risks, resolve project-related issues, and recommend practical solutions to Management.
• Prepare regular project progress reports, monitor key milestones, and provide updates and recommendations to Management.
